About The Position

We are currently looking for a Maintenance Supervisor for our Washington Park and Summit Station Apartment complex in Washington Court House. This is a Low Income community with funding through the USDA with a mix of 48 family units and 29 senior units. The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the inside and outside of the physical structures, units, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality. The Maintenance Supervisor is responsible for managing all members of the maintenance team to ensure these goals are met.

Requirements

  • Minimum of 2 years of experience as a Maintenance Supervisor.
  • HVAC experience/certification required
  • Must have a valid Driver's License (copy of valid license will be required for personnel file).
  • Demonstrated ability to manage multiple and complex operational matters on a daily basis.
  • Results oriented with the ability to balance all business consideration.
  • Excellent interpersonal skills and oral presentation skills.
  • Possess exemplary customer service skills and help retain existing residents through great service.
  • Must assist and/or work during onsite events as needed.
  • Responsible for being on-call/taking emergency calls as needed seven days a week (on-call schedule will vary)
  • Must have all certifications as required by State or Local jurisdictions.
  • Computer literate and technology savvy preferred.
  • High school diploma.

Responsibilities

  • Coordinate turnover of vacant apartments and perform any required maintenance.
  • Ensure completion of all service requests.
  • Ensure that service requests are completed and notification is left in apartments after each service is performed.
  • Inspect community and apartments on an ongoing basis, recording and correcting deficiencies.
  • Order supplies and parts within budgetary guidelines and maintain accurate inventory.
  • Monitor vendor performance and manage work onsite.
  • Develop systems and processes as well as standards for the overall appearance of the community, make readies, work orders, emergencies and training.
  • Assist with all capital projects in coordination with the Regional Property Manager.
  • Conduct regularly scheduled safety meetings and keep up to date on all OSHA and other safety-related laws and requirements to ensure community compliance.
  • Complete quarterly preventative maintenance procedures and conduct ongoing inspections.
  • Inspect work done by other members of the maintenance team as well as contractors to assess the quality of their work.
  • Oversee key control for the community.
  • Responsible for being on-call in the event of an emergency
  • Responsible for being on-call/taking emergency calls as needed seven days a week
  • Other duties as assigned.
