About The Position

Flynn Management is looking to fill an open position for a Full Time Maintenance Manager to lead our team for apartment community in Ormond Beach, FL area. The MAINTENANCE MANAGER is responsible for the supervision and direction of the on-site maintenance team and for the upkeep, inventory, record/logs and repair of grounds, apartments and buildings of the property. The MAINTENANCE MANAGER is responsible for staying within the established budget guidelines for both income and expenses each month throughout the year.

Requirements

  • Confident knowledge of computers and software such as Excel, Word, RealPage and MS Office.
  • Working knowledge of building construction, electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting, asphalt maintenance, and HVAC.
  • Must have a working smart phone suitable for use with various software applications.
  • Must attain a minimum of 70% or greater on the Maintenance Test.
  • Strong customer service skills and positive attitude a must.
  • Must have a valid driver's license and automobile insurance.
  • High School diploma or equivalent experience is required.
  • Minimum of 40 hours per week, Monday through Friday.
  • Must be available for on-call emergencies and weekend work.
  • Must meet all physical requirements of the position including ability to walk 100 yards at a moderate pace and lift 50 pounds overhead.
  • Must enjoy outdoor work year-round.

Responsibilities

  • Performs maintenance tasks personally and/or delegates to maintenance staff.
  • Oversees and inspects work performed by the maintenance team including daily scheduling and supervision of maintenance staff.
  • Institutes and manages a system for prioritizing/handling resident service requests and preventative maintenance.
  • Investigates and resolves issues where service orders are past due in computer system.
  • Ensures resident service requests are performed timely and with a professional attitude.
  • Reviews all incomplete Service Requests in Real Page on a DAILY basis, identifies priorities with Manager and actively schedules work with maintenance staff and outside vendors.
  • Maintains constant awareness of the condition of physical property throughout the community and immediately corrects unsafe and/or unsightly conditions.
  • Maintains accurate records daily in the property management software system regarding preventive maintenance, service requests, expenditures, apartment make-ready status, work-in-progress, etc.
  • Responds to reports of unusual or escalated repair or maintenance issues.
  • Determines repair, material, and supply requirements and performs any range of repairs involving mechanical, electrical, plumbing or HVAC systems or units.
  • Determines the need for outside contractors and negotiates and schedules related assignments, monitoring progress and results.
  • Maintains organization of maintenance shop.
  • Schedules maintenance staff to be available for emergency purposes, 24 hours a day, seven days a week.
  • Monitors and schedules all maintenance activities.
  • Maintains adequate inventory of spare parts and maintenance materials in the maintenance shop to handle most common repairs and situations.
  • Works to select and negotiate with local vendors and contractors.
  • Available for on call duty, nights and weekend work.
  • Obtains 3 competitive bids from capable and eligible vendors for all needed work from outside vendors including plumbing, painting, cleaning, electrical etc.
  • Prepares comparable cost analysis based on minimum of 3 bids for needed work and provides options for manager review and decision.
  • Monitors and inspects all work of vendors and maintenance staff to ensure compliance with required FMC description of work for each trade as set forth in the FMC Procedure Manual.
  • Develops and maintains a list including contact names and phone numbers of at least 3 local vendors willing to replace or supplement existing vendors.
  • Obtains minimum of 3 bids complying with FMC Procedure Manual to replace existing vendors when directed to do so by Manager.
