The Airport Property Manager is responsible for overseeing property management functions at the Charles M. Schulz - Sonoma County Airport. This role involves managing vendor and tenant relationships, ensuring compliance with regulations, and supervising a team of professional and clerical staff. The position requires regular travel for site inspections and meetings, and may involve flexible working hours, especially during emergencies or community outreach activities.

  • Manage the creation and negotiation of complex contracts, including RFPs/RFQs/RFIs for concessionaire contracts and real estate parcel development.
  • Draft project scopes, negotiate contract terms, and ensure compliance with relevant insurance requirements and laws.
  • Maintain compliance with FAA regulations and prepare reports to establish property values for airport-related commercial real estate.
  • Oversee tenant-related construction projects and ensure compliance with lease conditions.
  • Monitor financial accounts of tenants and concessionaires, including calculating rental rates and handling delinquent accounts.
  • Prepare detailed financial reports for review by upper management.
  • Draft and present policies, contracts, and agenda items for approval by upper management and the Board of Supervisors.
  • At least two years of professional experience managing commercial real estate assets, including contract negotiations.
  • Advanced skills in financial analysis, specifically in calculating fair market rental rates and managing tenant accounts.
  • Expertise in drafting and negotiating complex real estate agreements, including leases and concession agreements.
  • Proficiency in industry-standard software for property management and financial analysis.
  • Strong research and analytical skills to assess market trends and provide detailed reports.
  • Exceptional communication and negotiation skills to engage with diverse stakeholders.
  • Excellent problem-solving and conflict resolution abilities.
  • Master's degree in a related field is highly desirable.
