Final title and compensation will be determined based on the candidate’s experience and qualifications. The successful Project Developer will be connected with the affordable housing community in the Seattle area and will be the lead resource for other team members. We encourage candidates with lived experience to apply. This position is hybrid-eligible. Pay: $78,000-115,000, dependent on experience. Requirements

  • Bachelor's Degree in Finance, Accounting, Economics, Planning, or related field.
  • Two (2) years of experience in low-income housing development or related work.
  • Strong time management and organizational skills with attention to detail and accuracy.
  • Superior written and verbal communication and relationship management skills.
  • Highly effective problem-solving and flexibility while remaining focused on solutions.
  • Advanced proficiency with MS Word, Excel, Outlook, and PowerPoint.

Nice To Haves

  • Master's Degree in Finance, Accounting, Economics, Planning, or related field.
  • Certification in Real Estate Development.

Responsibilities

  • Serves as lead project manager on one real estate development project, with support from assistant.
  • Coordinate activities and project objectives with contractors, project consultants, vendors, and internal staff.
  • Research and support to develop real estate pipeline, including site selection and zoning analysis, project feasibility studies, market analysis, and preparing prospective project budgets.
  • Perform tasks necessary to obtain local approvals and neighborhood acceptance of proposed housing projects, including reviewing entitlement and building permits, attending hearings and neighborhood meetings, and participating in other neighborhood outreach and communication.
  • Prepare and submit funding applications to public funders and assist during underwriting, due diligence periods, and project closings, including coordinating third party consultant reports.
  • Manage construction draws, invoices, and disbursement of project funds and awards during closing and construction periods.
  • Prepare draw requests, supporting documentation, and monthly reports to financing partners.
  • Other duties as assigned.
  • Review sites or projects for potential development of new construction, complexes for potential acquisition, or potential re-syndication opportunities.
  • Lead others in the application process and fully navigate through Mercy's approval process.
  • Engages and solves issues directly with internal/external parties.
  • Prepare feasibility or project analysis responding to project criteria. Includes identification of needs, project risks, property rehabilitation needs, population served, financial feasibility, and community plan as needed.
  • Track budgets and project contingency; in consultation with Director/Associate Director makes design and value engineering recommendations as needed.
  • Perform all tasks necessary to obtain all project approvals.
  • Provide on-going coordination between architects, contractors, and other members of the project development team.
