About The Position

The Leasing Consultant serves as the sales representative for the community, responsible for engaging with both potential and existing residents. This role involves conducting property tours, processing rental applications, securing lease agreements, and assisting with lease renewals, all while adhering to Fair Housing Laws and company policies. The Leasing Consultant plays a crucial role in maintaining occupancy levels and ensuring resident satisfaction, contributing to the overall success of the property management objectives.

Requirements

  • Familiarity with affordable housing programs such as LIHTC, HUD programs, USDA-Rural Development, and HOME Funds.
  • Minimum 1 year of experience in a similar role, preferably in Residential Property Management.
  • Experience in hospitality, retail, sales, or customer service is also considered.
  • High School diploma or equivalency certificate required; college degree in a related field preferred.
  • Valid Driver's License and a good driving record with current motor vehicle insurance.
  • Proficient in speaking, reading, and writing in English.
  • Strong computer skills including MS Office, Google Apps, and property management software.

Nice To Haves

  • Experience in hospitality or retail environments.
  • Additional certifications in property management or customer service.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in daily operations to meet Client objectives.
  • Maintain positive and professional communication with applicants, residents, vendors, clients, and guests.
  • Maintain occupancy levels as established by owner/budget expectations and exhibit professional leasing techniques.
  • Assist with the completion of monthly Market Surveys and analysis, and advertising strategies for the community.
  • Exhibit closing ratios for phone and walk-in traffic per FPI policy and assist with resident retention programs.
  • Maintain appropriate resident files and ensure the integrity and confidentiality of these files.
  • Ensure compliance with Risk Management items and report any injuries or property damage promptly.
  • Assist residents with maintenance needs and ensure timely completion of requests.
  • Enforce community rules and regulations fairly and comply with all Fair Housing Laws.
