About The Position

The Community Director (Exempt) is fully accountable for all day-to-day operations of a typically larger (or multiple smaller) asset(s)/property(ies) (totaling more than 300 units and managing a staff of more than 5 Full-Time Employees (FTEs)). Responsibilities include overseeing and enhancing the value of the property(ies)/asset(s), and managing the asset(s) to meet the Client's expressed operational and financial goals. Will supervise all on-site staff.

Requirements

  • Minimum of 3 years' experience with affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds.
  • Minimum 2 years' experience in a similar leadership role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required.
  • College degree in a relatable field preferred, or equivalent combination of education and work experience in the field of property management.
  • Certification or designation from an accredited organization, preferred (ARM, CAM, CAPS, COS, CPM, MPM, RMP, etc.).
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet).

  • Affordable Housing Accreditation (e.g.: HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs.
  • May Require a Valid Driver's License, as well as: a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.

Responsibilities

  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations.
  • Maintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI.
  • Develop and manage the site team members; including participating in the hiring training and evaluation of employees.
  • Ensure all open positions are filled in a timely manner.
  • Maintain occupancy levels as established by owner/budget expectations.
  • Oversee and exhibit professional leasing techniques.
  • Ensure completion of the monthly Market Surveys and analysis.
  • Develop and implement advertising and marketing strategies for the apartment community as needed.
  • Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover.
  • Manage monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policies.
  • Maintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures.
  • Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.
  • Assist residents with reporting of maintenance needs.
  • Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.
