Purpose: We are seeking a Director of Construction to assist with the improvement and incremental development of our self storage portfolio. This position will have the opportunity to work with our Capital Projects team on revenue enhancement opportunities, unit reconfigurations, casualty redevelopments, and acquisition capex. The ideal candidate for this role will have exceptional communication and organizational skills. They will also have significant project management experience and a broad knowledge of real estate development and construction processes in the self storage industry. The Director of Construction will lead projects with internal team members and external general contractors to develop quality project scopes and timelines. They will also be responsible for reporting status and costs of projects to management. Reports To: VP of Investments and Capital Projects Salary: $115,000-$125,000/year Duties and Responsibilities: Support the Capital Projects group by developing quality scopes and timelines for multiple projects across a large portfolio of self storage properties Projects to include: New development on existing land owned in the NSA portfolio Unit reconfigurations on properties that have underperforming unit mixes Reconstruction of properties after casualty events like fire, windstorm, and water damage Standardize workflow from design and planning through construction and closeout of capital projects with the objective of reducing project duration and cost Design project scopes to include design, entitlement, permitting, construction, and project management practices to ensure timely delivery projects according to established schedules Analyze project proposals, costs, and change orders for accuracy Negotiate pricing and scopes of work with general contractors Build innovative tools to track and monitor project progress and provide timely distribution of updates Conduct site visits and monitor project status with internal and external stakeholders Effectively present project successes and challenges to groups of executives, investors, lenders, and other internal partners Build and maintain relationships with nationwide and local vendors Assist the asset management group with the identification of new development opportunities or re-development opportunities within the NSA portfolio Education and Experience: A bachelor’s degree 10+ years working with self storage construction teams including architects, engineers, and general contractors Experience in large multi-unit, geographically dispersed organizations. Creative and innovative problem-solving ability Strong organizational skills and attention to detail and thrive under deadlines and managing multiple priorities in a fast-paced environment Excellent communication with a track record of building and maintaining relationships with internal and external partners Proven leadership skills with strong understanding of emotional intelligence and ability to apply those skills in a leadership capacity to manage, mentor, and develop individuals Open and collaborative mindset to be able to professionally and effectively communicate with stakeholders about property needs and requirements Ability to influence key stakeholders across a wide variety of disciplines and coordinate their efforts Working Conditions and Physical Demands: Opportunity for Remote Work NSA OP, LP is an equal opportunity employer.
