About The Position

The Acquisitions Analyst supports the Acquisitions team within the Investments department in the pursuit of potential assets through identification and data collection. The primary goal of the Acquisitions Analyst is to conduct market research and competitor analysis in specific areas that meet specific Garrett criteria.

Requirements

  • College degree in Business, Real Estate, Finance or relevant field.

Responsibilities

  • Conduct market research in potential site areas as assigned, including due diligence research on rent, utilities, and other market data.
  • Evaluate demographic and economic trends and potential economic impact to complete initial analysis of new sites.
  • Interpret data by taking into consideration the price, stability, yield, economic influences, potential investment-risk trends and other factors that could impact the outcome of the Independently seek out and analyze potential site locations, specifically rent comps and initial underwriting.
  • Track potential markets and assets in a structured manner.
  • Document research collected for new construction or proposed developments near current Garrett sites.
  • Perform initial due diligence of assigned projects to include zoning and code review, title work review and project risk assessment.
  • Coordinate design professionals (civil, architectural and others) in the completion of necessary deliverables for every stage of the development process, from initial conceptual layouts to construction drawings and specifications.
  • Coordinate with the Director of Civil Engineering throughout the development process on design and entitlement schedules, utility availability and associated costs, and ensure all design plans are fully coordinated.
  • Represent The Garrett Companies at public hearings and meetings with adjacent neighborhood representatives, utilities, regulatory agents, HUD consultants, city officials, etc.
  • Secure all necessary permits and/or approvals in accordance with the project schedule.
  • Provide efficient turnover of the project with Construction Administration, Garrett Construction and corporate quality control personnel who will represent the Owner/Company throughout construction and culminating in the successful turnover of all aspects to Property Management.
  • Act as primary contact for all individual project entitlement and approval efforts for assigned projects.
  • Travel to project sites as necessary to execute duties and responsibilities herein.
  • Other duties as assigned.
