About The Position

The Maintenance Technician at Roots Management Group is responsible for performing a variety of maintenance tasks to ensure the upkeep and functionality of manufactured housing communities. This role involves diagnosing and repairing plumbing, electrical, and general maintenance issues, as well as performing landscaping and ensuring the safety and appearance of the properties. The technician will also manage tool inventory and supervise outside contractors when necessary, all while maintaining effective communication with residents and team members.

Requirements

  • A valid driver's license is required.
  • At least 1 year as a Maintenance Tech, preferably in an apartment or multifamily environment - mobile homes a plus.
  • Knowledge of plumbing, electrical, and carpentry; HVAC knowledge and experience a plus.
  • Ability to troubleshoot and solve maintenance problems independently.
  • Ability to work in all types of weather conditions.
  • Significant physical activity required daily (walking, climbing stairs or ladders, bending, stooping, squatting, kneeling, crawling, reaching above shoulder height, grasping, gripping, turning, or lifting).
  • Comfortability and agility to crawl under homes and on top of roofs as needed.
  • Able to lift up to 70 pounds frequently.

Responsibilities

  • Diagnosing and performing preventative and corrective maintenance/repairs including plumbing, electrical, and interior/exterior upkeep.
  • Performing landscaping cleanup, watering, weeding, mowing, tree/bush trimming, and fertilizing as needed.
  • Conducting daily and weekly inspections and maintenance of all common areas, homes, home-sites, and premises.
  • Completing resident requested service orders provided by management in a timely manner.
  • Following company safety standards and ensuring the property appearance is neat, safe, and welcoming.
  • Supervising maintenance work done by outside vendors/contractors as deemed necessary by management.
  • Managing on-site tool inventory system and maintaining tools in proper working condition.
  • Assisting in enforcing community rules, maintaining community safety, and responding to emergencies as needed.
  • Communicating effectively with residents, future residents, visitors, vendors, and team members while presenting a positive, professional image.
  • Completing, inspecting, and approving all make readies and move-ins/move-outs (if applicable).
  • Shoveling snow and operating snowplow in common areas as needed (if applicable).
  • Performing pool maintenance and cleaning (if applicable).
  • Completing other tasks as needed or assigned by management.
