The Service (Maintenance) Technician Intern position is a short-term, summer internship located in Bismarck, ND. This role is designed for local applicants and will run Monday through Friday from 8 AM to 5 PM. Interns will learn the functions of a Service Technician role at Centerspace, guided by the Maintenance staff through various repairs and maintenance tasks. The position includes opportunities for Sick and Safe paid leave and paid volunteer time.

  • Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe.
  • Perform minor and major HVAC maintenance, such as replacing motors and bearings.
  • Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets.
  • Paint and/or wallpaper assigned areas and perform minor repairs to applicable areas.
  • Perform minor carpet repairs.
  • Demonstrate proficiency and respond appropriately to building automation and security systems.
  • Select and monitor service providers to ensure effective and efficient services.
  • Perform general building preventative maintenance.
  • Service and monitor HVAC equipment.
  • Maintain environmental conditions of spaces for tenant and common space use.
  • Perform preventative maintenance on HVAC, electrical, plumbing, lighting, doors, locks, hardware, wall treatments, fire/life safety, emergency lighting, exit signs, fire doors, and trash chute doors.
  • Provide assistance to the Community Leader for tenant improvements.
  • Monitor and maintain tools.
  • Perform assigned duties as prescribed in safety manuals.
  • Respond to test situations accurately.
  • Maintain sufficient technical and industry contacts and knowledge.
  • Participate in after-hours on-call programs.
  • Assist outside contractors with major inspections.
  • Serve as a key contact between community leaders, operations managers, general managers, and tenants.
  • Apply current knowledge or devise creative solutions to proactively resolve issues.
  • Utilize tools and processes to assure adherence to quality standards.
  • Participate in capital improvements.
  • Maintain operating logs and record temperatures, pressures, and chemical levels of heavy equipment.
  • Complete reports and perform various administrative duties.
  • Maintain accurate levels of inventory related to the building's mechanical systems.
  • Purchase parts and supplies from vendors.
  • Clean up vacant areas and remove debris from the building and grounds.
  • Know and perform individual emergency procedures and duties.
  • Promptly respond to all emergency situations, fire alarms, and natural catastrophes.
  • Communicate regularly with management and maintenance on operational issues.
  • Participate in continuous improvement initiatives.
  • High School Diploma or equivalent.
  • Ability to read and interpret documents such as safety rules and procedural manuals.
  • Ability to communicate effectively with supervisor, tenants, and vendors.
  • Ability to perform basic mathematical calculations.
  • Ability to apply common sense understanding to carry out instructions.
  • Ability to efficiently use and navigate the internet and web-based timekeeping software.
  • Previous maintenance experience.
  • Trade school education.
