At High, you'll find a comprehensive Green Initiative and generous volunteer culture. We are currently looking for a Residential Maintenance Lead to join The Crossings in Lancaster, PA. The Lead will perform a broad range of technical building maintenance and emergency repairs at a Class A apartment community. The Lead will be responsible for day-to-day operations of the maintenance department which includes overseeing apartment turns and painting, coordinating vendors, purchasing of supplies, performing preventative maintenance, daily pool responsibilities, and completing work orders in apartment homes. The Lead is to have a working knowledge of HVAC, Plumbing, Electrical, Carpentry, Appliance Repair, and Painting. This is a Full-Time opportunity with the following schedule: Monday-Friday, 8:00AM - 4:30PM.

Requirements

  • A minimum of five years (5) of experience in Residential Maintenance which includes experience in appliance repair, HVAC, plumbing, electrical, painting, and preventative maintenance.
  • EPA and CAMT designations are preferred.
  • Ability to read and interpret schematics.
  • Valid driver's license and a personal vehicle in legal operating condition.
  • High School Diploma or G.E.D.
  • A two-year technical or college degree in a related field and experience in blueprint reading is a plus.
  • Must provide personal hand tools.

Responsibilities

  • Be part of an 'on call' rotation for emergency, after hour repairs.
  • Travel between two properties, apartment homes, and suppliers.
  • Schedule, coordinate, prioritize, and perform technical maintenance and emergency repairs at The Crossings apartment community.
  • Oversee apartment turns and be able to perform duties as required.
  • Maintain and repair electrical equipment, lighting/power circuits, appliances, HVAC systems, and plumbing.
  • Repair drywall and painting as needed.
  • Troubleshoot, disassemble mechanical systems, replace defective parts, and reassemble as necessary.
  • Conduct periodic inspections for preventative maintenance.
  • Maintain inventory of required parts, supplies, and tools.
  • Utilize assigned manpower to complete work orders and repairs on assigned properties.
  • Supervise up to three hourly employees, including work assignments, production, workmanship, and training in alignment with High's guidelines and job description.
  • Maintain required safety documents.
  • Interact professionally with residents, employees, co-workers, and contractors.
  • Ensure compliance with all safety rules and regulations.
  • Perform any other duties as required to support the owner's goals and objectives.
