About The Position

The Community Manager is responsible for managing the day-to-day operations of an assigned property, including overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The role ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations. The Community Manager provides input into budget development, meets targeted revenues, approves vendor invoices, controls expenditures, oversees lease enforcement, analyzes market trends, promotes resident satisfaction, conducts property inspections, supervises property staff, and assists in managing client/owner relationships.

Requirements

  • Experience in property management or a related field.
  • Strong financial acumen and ability to analyze financial statements.
  • Excellent communication and interpersonal skills.
  • Knowledge of Fair Housing laws and regulations.
  • Ability to manage and lead a team effectively.

Nice To Haves

  • Previous experience in a supervisory role.
  • Familiarity with property management software.
  • Certifications in property management or real estate.

Responsibilities

  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements.
  • Meets targeted revenues by setting rent rates and ensuring timely collection of rent and fees.
  • Approves invoices from vendors and contractors for payment.
  • Controls expenditures by managing the approved budget and petty cash fund.
  • Oversees the lease enforcement process including approving resident applications and conducting inspections.
  • Gathers and analyzes market trends to implement marketing and leasing strategies.
  • Promotes resident satisfaction by addressing complaints and service issues.
  • Conducts regular property inspections to ensure safety and cleanliness.
  • Supervises property staff by hiring, training, and managing performance.
  • Assists in managing the client/owner relationship through property tours and updates.
