About The Position

The Associate Manager - Real Estate/Leasing is responsible for market planning within an assigned territory, negotiating deals with landlords and developers for store locations and lease details. This role involves collaborating with various internal partners to implement market strategies for new stores, remodels, and relocations, ensuring all deals meet financial criteria and legal requirements.

Requirements

  • Bachelor's Degree in Business Administration, Supply Chain/Logistics, Finance, or related field
  • 2-3 years experience in real estate / leasing
  • Prior managerial/supervisory experience
  • High degree of proficiency in Google Suite and/or MS Office Suite, Outlook & Internet applications
  • Strong analytical, prioritizing, interpersonal, problem-solving, presentation, budgeting, project management (from conception to completion), & planning skills
  • Strong verbal and written communication skills
  • Demonstrated collaborative skills and ability to work well within a team
  • Ability to work with and influence peers and senior management
  • Ability to work in a fast-paced and deadline-oriented environment
  • Self-motivated with critical attention to detail, deadlines and reporting

Responsibilities

  • Assist in the implementation of short term and long term market strategy for all new stores, remodels and relocations, working with store operations and other internal partners
  • Negotiate all new locations in assigned geographical area
  • Negotiate all renewals, rent reductions and monitor all expirations/kickouts within assigned geographical area
  • Compile data sheets for all new stores, remodels and run financial justification for deals
  • Work with operations and Landlords to secure temporary space during remodel periods
  • Work with legal to ensure all negotiated business points are incorporated in the lease documents within the scheduled time tables
  • Consult with store planning and construction on all space issues
  • Work with Finance Department to ensure all deals meet the financial hurdle rates
  • Other projects and responsibilities as assigned
