About The Position

The Assistant Facilities Manager - Building Systems is responsible for overseeing the maintenance, optimization, and operation of GRTC's headquarters and facilities. This role ensures the efficient performance of internal building systems such as HVAC, plumbing, electrical, and security systems, while adhering to safety and environmental standards. The position collaborates with other facilities management staff to align resources and operational goals, supports capital projects, and acts as a key contact for contractors and vendors.

Requirements

  • High school diploma or equivalent; a degree in Facilities Management, Engineering, or a related field is preferred.
  • At least 3 years of experience in facilities maintenance with a focus on building systems and grounds.
  • Minimum of 1 year in a supervisory role within facilities maintenance.
  • 1-3 years of experience in project coordination, facility management, and scoping facility-related projects.
  • General knowledge of gas-fired boilers, chillers, water pumps, RTUs, BAS systems, electrical, plumbing, fire systems, and overall facility improvement practices.
  • Knowledge of project document control processes, including procurement and contract administration.
  • Ability to read and comprehend blueprints.
  • Proficient in the use of hand tools, power tools, testing equipment, and other maintenance tools.
  • Experience operating scissor lifts, boom lifts, and forklifts (must obtain in-house certification for forklifts).
  • Strong written and oral communication skills, with the ability to interact with contractors, staff, and stakeholders.
  • Strong organizational skills, with the ability to multi-task, coordinate activities, and meet deadlines while managing conflicting demands.
  • Demonstrated ability to track and manage budgets effectively.
  • Proficiency in Microsoft Office Suite and computerized maintenance management systems (CMMS).

Responsibilities

  • Manage the maintenance and performance of building systems, including HVAC, plumbing, electrical, and security systems.
  • Conduct regular inspections of the headquarters facility, grounds, and systems to identify and address potential issues proactively.
  • Oversee vendor and contractor work, including repairs, upgrades, and installations, ensuring adherence to project specifications and timelines.
  • Implement and monitor energy efficiency initiatives to optimize building performance and reduce operational costs.
  • Oversee the upkeep of the headquarters building, grounds, and related facilities to ensure a safe, clean, and professional environment for employees and visitors.
  • Respond promptly to maintenance requests from building occupants, prioritizing issues and ensuring timely resolution.
  • Manage preventative maintenance programs, annual service contracts, and routine inspections for the headquarters and grounds.
  • Assist the Facilities Manager with planning and executing facility-related projects, including renovations, system upgrades, and new installations.
  • Draft scopes of work, cost estimates, and procurement documentation for vendor engagement, ensuring compliance with financial and procurement policies.
  • Coordinate and oversee projects from start to completion, monitoring budgets, timelines, and quality standards.
  • Work closely with the Assistant Facilities Manager - Field Services to share insights and resources, ensuring consistent maintenance practices across all facilities.
  • Act as the primary contact for building systems emergencies after hours, ensuring timely response and resolution.
  • Provide technical guidance to facility technicians on complex system repairs and troubleshooting.
  • Maintain accurate records of maintenance activities, inspections, and system performance.
  • Assist the Facilities Manager in enforcing policies and procedures related to building systems and grounds maintenance.
