About the position
The Vice President, Brooklyn & Queens, is responsible for managing the oversight, development, and direct management of commercial and industrial real estate assets located within the boroughs of Brooklyn and Queens. The portfolio includes Downtown Brooklyn Metrotech; Atlantic Center; Coney Island Amusement Parks, Childs Building & Amphitheater; Kaufman Astoria Studios; Bedford Union Armory; East New York Industrial Building; other mixed use and industrial sites; and upcoming mixed-use activations in Willets Point. The VP, along with an Assistant Vice President direct report, manages the project goals for assets within the portfolio, including relationship management, leasing, redevelopment planning, and financial optimization for the portfolio. This is a strategic position, reporting directly to the Vice President, Executive Director for Commercial & Industrial – Brooklyn, Queens & Staten Island, with significant interface with NYCEDC’s President’s Office, and demands a dynamic and strategic leader experienced in managing, optimizing, and leading and optimizing large, diverse real estate portfolios, including through development and repositioning. The portfolio encompasses traditional leasing, land-use initiatives, workforce programs, and innovative sustainability efforts aimed at creating jobs, promoting the green economy, and supporting economic growth in Brooklyn and Queens. The VP will navigate multifaceted stakeholder environments, driving operational excellence, and leading transformative projects that will have a lasting impact on New York City.
Responsibilities
- Oversee all aspects of the portfolio, including strategic planning, development, and operations, to maximize its economic potential and community benefits.
- Lead the development and execution of a comprehensive strategic vision for the Brooklyn & Queens Portfolio, ensuring alignment with NYCEDC’s broader goals of economic development, sustainability, and community impact.
- Evaluate and then execute upon opportunities for redevelopment within the portfolio, planning for RFPs and/or capital projects to modernize, expand or reposition assets.
- Manage the cadence of asset management duties, including consistent tenant communications, monthly portfolio meetings to reconcile management budgets, review lease pipelines, plan for lease expirations, evaluate tenant financial reports, manage arrears and collections, investigate insurance issues, advise on any ongoing litigations and other regular asset management tasks.
- Lead the team in creating strategies and executing upon negotiations and contracting on a variety of agreement types including Operating Agreements, Leases, Permits and other contracts (including litigation), in partnership with the EDC Legal team, City Law and outside counsel where appropriate.
- Direct the preparation of various contracts, requests for proposals (RFPs), and reports according to company and management expectations and guidelines.
- Develop and implement a strategic leasing attraction and retention plan to optimize occupancy and revenue across all asset in the portfolio.
- Cultivate strong relationships with current and prospective tenants, ensuring high satisfaction and retention rates.
- Lead, mentor, and develop a multidisciplinary team, fostering a culture of innovation, collaboration, and professional growth.
- Manage the portfolio’s financial performance, including P&L responsibility, budgeting, financial forecasting, and capital planning.
- Serve as the primary liaison with community leaders, city officials, and other stakeholders to foster partnerships, secure funding, and support initiatives that benefit the communities affected by the portfolio assets.
Requirements
- Minimum of 8 years in leadership roles within real estate, asset management and/or public-private partnerships with at least 2 years of direct management experience.
- Degree in Business Administration, Real Estate Development or Finance or related field preferred.
- Experience in commercial real estate development, asset management, private equity, management consulting, economic development and/or related field.
- Demonstrated experience with commercial real estate sector, property management, lease administration, negotiations, and tenant relations.
- Proven track record in strategic planning and decision-making, financial management, and operations with significant leadership experience in successfully managing large-scale, complex projects.
- Demonstrated organizational, communication and negotiation skills.
- Proficiency in financial and property management planning, policies, and ERP systems, and real estate financial analysis, alternatives analysis and other forms of quantitative decision-making.
- Financial fluency and acumen, including budget preparation, capital planning, management of P&L or operational experience in overseeing design development, project delivery, and or facility operations.
- Experience with enterprise resource management and large and complex, or blue-chip client organizations active in large real estate portfolio management or development.
- Experience with New York City, public-private partnerships, municipal projects, or large-scale urban development is preferred.
- Experience working within the Brooklyn and Queens Borough markets and/or with borough elected and government officials preferred.
- New York City residence is required within 180 days of hire.
