As a Maintenance Service Assistant/Service Technician at LUMA Residential, you’ll play a key role in keeping our properties safe, comfortable, and welcoming for residents. Requirements

  • Must be HVAC and/or EPA certified with advanced knowledge of handling and servicing all types of refrigerants.
  • Must demonstrate advanced skills in plumbing, carpentry, electrical troubleshooting, and general maintenance repairs.
  • Must be knowledgeable and experienced in maintaining older assets/properties, particularly communities built in the 1980s.
  • Must possess personal tools required to perform maintenance duties.
  • Must be a self-starter capable of working independently with minimal supervision.
  • Must demonstrate strong problem-solving skills and the ability to prioritize tasks in a fast-paced environment.
  • Must demonstrate a willingness to learn, adapt to new processes, and embrace new ways of working.
  • Must be a team player and willing to assist with grounds, pool maintenance, make-readies, and other property needs as required.
  • Must be tech-savvy and comfortable using maintenance software, mobile applications, and digital communication tools.
  • Must be willing and able to complete administrative responsibilities, including the use of a personal mobile device for work-related tasks.
  • Must possess a valid driver’s license, maintain current automobile insurance, and have reliable transportation.
  • Must be willing to participate in an on-call rotation and respond to after-hours maintenance emergencies as needed.
  • Strong verbal and written communication skills in English (bilingual is a plus!).

Nice To Haves

  • Two years of full-time apartment maintenance experience.
  • High school diploma or equivalent.
  • Certified Pool Operator (CPO) license.

Responsibilities

  • Respond promptly to maintenance requests quickly and professionally, including A/C and appliance repairs, aiming to resolve most within three days.
  • Perform scheduled preventive maintenance to keep systems running at peak performance.
  • Ensure apartments are move-in ready with painting, repairs, and touch-ups.
  • Partner with the Service Manager on team support, inventory management, and cost-saving suggestions.
  • Build positive relationships with residents and team members while representing LUMA with pride.
  • Take part in a rotating on-call schedule for emergency maintenance needs.
  • Diagnose and address maintenance challenges commonly found in communities built in the 1980s, including aging infrastructure and systems.
  • Utilize maintenance software, mobile applications, and digital communication tools to complete work orders and administrative tasks.
