About The Position

The Senior Project Manager - MEP Specialty focused, is responsible for overseeing all aspects of project administration, including contractual obligations, trade partner agreements, purchase orders, and risk management. This role ensures high-quality work performance, team alignment with project goals, and successful execution of MEP-intensive construction projects. The ideal candidate brings deep experience in commercial construction, strong leadership skills, and a proactive approach to managing complex project dynamics. This is an onsite position.

Requirements

  • 10+ years of commercial construction project management experience
  • Proven ability to achieve profitability goals and maintain strong client/subcontractor relationships
  • Strong command of contract terms, legal provisions, and construction documentation
  • High initiative and problem-solving ability in complex project environments
  • Excellent communication and conflict resolution skills

Responsibilities

  • Lead coordination between BE&K field supervision, subcontractors, and vendors to maintain alignment with the project schedule
  • Represent BE&K professionally with owners, architects, consultants, government authorities, and trade partners
  • Develop detailed cost-to-complete forecasts and identify potential financial exposures
  • Ensure accurate tracking of field directives and back charges
  • Analyze unit price contracts and maintain budget update schedules
  • Train project teams on standard operating procedures for budget management
  • Monitor and track all proposed change orders (PCOs), both in-scope and out-of-scope
  • Provide owners with timely updates on change order status
  • Ensure monthly submission of Owner Change Orders (OCOs)
  • Recover legitimate GC costs and manage contract allowances proactively
  • Establish and execute a comprehensive close-out plan early in the project lifecycle
  • Organize and manage completion phases using the Work List System
  • Train field staff on close-out procedures and documentation
  • Ensure timely approval of monthly pay requisitions by the owner
  • Develop and maintain an effective Schedule of Values
  • Implement a structured payment collection and subcontractor payment process
  • Maintain fiscal responsibility throughout the project lifecycle
  • Review subcontractor schedules of values to prevent overpayment
  • Monitor requisitions for compliance with change order approvals
  • Update and present cash flow models to owners
  • Establish regular project meetings for effective communication and issue resolution
  • Maintain and review project logs (e.g., change management, procurement, RFIs, safety, schedule)
  • Conduct monthly focus meetings to identify and address potential risks
  • Foster professional, organized relationships with subcontractors
  • Address performance issues promptly to mitigate project delays
  • Collaborate with superintendents to develop and maintain baseline schedules
  • Track schedule impacts and lead efforts to prevent non-excusable delays
  • Provide monthly schedule updates and narratives to owners
  • Support procurement scheduling and coordination
  • Complete buy-out processes efficiently to support timely project execution
  • Issue timely notices to owners and subcontractors regarding risks
  • Lead submittal and coordination efforts within the first 180 days
  • Train project teams on risk mitigation strategies
  • Build trust and maintain transparency with owners throughout the project
  • Implement the Quality Management Program, including mock-ups and benchmark inspections
  • Aim to secure strong owner references and satisfaction
  • Promote a collaborative, high-performance team culture
  • Set clear expectations and lead by example
  • Organize team-building events and training sessions
  • Address interpersonal conflicts promptly and constructively
  • Oversee staff development and career progression
  • Provide ongoing coaching and support to project team members
