About The Position

As a Senior Estimator (Estimator 3), you are responsible for producing detailed quantity take-offs, analyzing trade pricing, and preparing comprehensive construction budgets. This role works closely with internal teams to optimize costs, manage risk, and support the profitable delivery of residential projects. A strong understanding of local trade partners, Alberta building codes, construction materials, and regional market pricing is essential. The Senior Estimator also supports value engineering initiatives, maintains and updates cost databases, evaluates subcontractor bids, and provides cost input for product development, option pricing, and change management. In addition, this role is responsible for maintaining standard operating procedures and mentoring junior staff within the single-family housing division.

Requirements

  • 10+ years of progressive estimating or purchasing in the residential construction industry, preferably local
  • Previous experience with contract negotiations, decision making and problem solving
  • Relationship orientated with focus on both internal and external customer needs
  • Strong negotiation skills
  • Excel in a team environment
  • Detail orientated
  • Strong analytical, math, and computer skills
  • Proficient in Microsoft Office
  • Advanced communication skills, written and verbal
  • Excellent interpersonal skills
  • Managing multiple projects at any given time with the ability to change directions efficiently at any given moment

Nice To Haves

  • Hold a post-secondary degree or diploma in architectural technologies, engineering, construction management, project management, estimating or other relevant disciplines will be of benefit
  • Previous experience with NewStar, Monday and Bluebeam or similar takeoff software is considered an asset but not required.

Responsibilities

  • Supporting tenders and requests for pricing, negotiating pricing and contract terms including subcontractor agreements.
  • Researching current industry costs, preparing in-depth analysis of cost reports to include cost forecast analysis on a monthly basis
  • Maintaining scopes of work and engaging in specification reviews
  • Root cause analysis and implementation of corrective action relating to costing and supplier performance
  • Nurture and develop relationships with existing and new trades/suppliers in an ongoing effort to manage cost control, quality, and identify new and/or innovative construction practices
  • Remain current on industry trends, including innovative products, construction techniques, and trends impacting the home building industry
  • Monitor and communicate hard-cost changes due to cost increases to leadership
  • Research and minimize material, trade and supply partner related variances
  • Process and review purchase agreement submissions
  • Review customer change order requests for pricing and processing requirements
  • Process and implement price adjustments in database
  • Provide back-up support within team, as coverage is required
