About The Position

The Roving Maintenance Technician will be responsible for maintaining Affinity managed apartment communities in Tri Cities, Washington. This full-time, non-exempt position operates Monday through Friday from 8:00 am to 5:00 pm and includes participation in a rotating on-call schedule for after-hour emergencies. The role involves ensuring the physical integrity and aesthetic appeal of the properties, addressing resident needs, and performing various maintenance tasks.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 1+ years of experience in multi-family maintenance
  • Possess your own hand tools
  • General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements, state landlord/tenant statutes, and OSHA safety regulations.
  • Attend training and development seminars.
  • Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested.
  • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable).
  • Ensure preventative repairs are done on a regular basis.
  • Ensure that recalled appliances are promptly replaced.
  • Complete apartment turnovers within three days of vacancy.
  • Communicate with Maintenance Supervisor and Property Manager on turnover schedule.
  • Ensure apartment turnover time is minimized by conducting pre & post move-out inspections.
  • Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials.
  • Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance shop and storage areas.
  • Be on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately.
  • Complete repairs that may involve electrical, plumbing, appliances, or general carpentry.
  • Maintenance of pool/spa (if applicable).
  • Complete work orders within 24 hours of submission to the community members satisfaction.
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal.
  • Paint interior and exterior surfaces as necessary.
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner.
