As a Retail Construction Project Manager at JLL, you'll be at the forefront of transforming retail banking environments, leading the complete lifecycle of branch renovations, ATM installations, and facility upgrades. This dynamic role places you at the intersection of construction expertise and client relationship management, where you'll orchestrate multiple concurrent projects from initial concept through final closeout. You'll serve as the trusted advisor to financial services clients, balancing their need for speed-to-market with rigorous quality standards and regulatory compliance. Your technical acumen, scheduling prowess, and ability to coordinate diverse stakeholder groups—from architects and contractors to client executives and regulatory bodies—will directly impact how financial institutions serve their communities. Requirements

  • 3-5 years of hands-on experience managing design and construction projects through all phases from concept to closeout.
  • Demonstrated success in financial services or retail banking environments with understanding of operational sensitivities, security requirements, and technology coordination protocols specific to banking facilities.
  • Strong working knowledge of architectural drawings, building systems, construction methods, and space planning principles.
  • Ability to read and interpret complex technical documents including specifications, contracts, engineering drawings, and code requirements with confidence in identifying potential issues or conflicts.
  • Proven experience developing detailed project scopes, budgets, and schedules with accuracy.
  • Demonstrated ability to manage project financials, forecast costs, evaluate change order impacts, review contractor payment applications, and maintain multiple concurrent project budgets while identifying variances and cost-saving opportunities.
  • Excellent interpersonal skills with demonstrated ability to interact effectively with C-level clients, senior management, and external partners including architects, contractors, consultants, and regulatory officials.
  • Strong presentation capabilities for client meetings, executive reviews, and project status updates with ability to tailor messaging to diverse audiences.

Nice To Haves

  • Bachelor's degree in Architecture, Engineering, Construction Management, or related technical discipline.
  • Professional certification such as PMP (Project Management Professional), CCM (Certified Construction Manager), or professional architectural/engineering licensure strongly preferred.
  • Advanced proficiency with Microsoft Office Suite (Word, Excel, PowerPoint) with experience creating financial models, presentations, and reports.
  • Working knowledge of Microsoft Project, Primavera, or equivalent scheduling software.
  • Familiarity with web-based project management platforms and willingness to quickly adopt JLL proprietary systems and tools.
  • Understanding of permitting processes, building codes, ADA accessibility requirements, OSHA safety standards, and regulatory compliance frameworks applicable to commercial banking facilities.
  • Experience navigating municipal approval processes and coordinating inspections with authorities having jurisdiction.
  • Demonstrated capacity to prioritize and manage competing demands across 10+ concurrent projects in various development phases while maintaining meticulous attention to detail and meeting established deadlines.
  • Strong organizational skills with systems for tracking action items, commitments, and deliverables across complex project portfolios.
  • Track record of leading cross-functional project teams and coordinating activities among diverse stakeholder groups.
  • Experience mentoring junior project managers or team members in project management methodology, client service approaches, and construction best practices.
  • Practical experience with submittal review processes, RFI management, construction observation, punch list development, and project closeout procedures.
  • Understanding of warranties, commissioning requirements, and O&M documentation standards for building systems and equipment.

Responsibilities

  • Manage 8-15 simultaneous projects across various phases including branch renovations, ATM installations, decommissions, ADA upgrades, security implementations, and signage programs.
  • Navigate each project from initiation through financial closeout while coordinating design development, permitting, construction execution, and commissioning activities across multiple locations.
  • Develop comprehensive project budgets using historical data and market intelligence, establishing clear assumptions and contingencies.
  • Track expenditures throughout the project lifecycle, process change orders, review invoices, and provide regular financial status reports to leadership and client stakeholders to ensure projects remain within approved funding parameters.
  • Create and maintain master schedules for all active projects using Microsoft Project or equivalent tools.
  • Monitor performance against milestones, identify schedule risks proactively, and implement recovery strategies to ensure projects meet completion deadlines while managing dependencies across concurrent initiatives.
  • Act as the primary point of contact for clients throughout project duration, building trusted partnerships with client representatives across banking operations, property management, security, and technology teams.
  • Facilitate transparent communication between internal teams and external vendors, ensuring project objectives and success criteria are clearly understood and consistently met.
  • Prepare RFPs for architectural, engineering, contractor, and specialty services.
  • Lead competitive selection processes, negotiate terms, and oversee contractor performance throughout construction to ensure compliance with contractual requirements, quality standards, and client expectations while maintaining positive working relationships.
  • Guide clients through conceptual development, schematic design, design development, and construction documentation phases with structured reviews and approvals at each milestone.
  • Ensure deliverables meet banking industry requirements, ADA standards, building codes, and security specifications while coordinating with architects and engineers.
  • Prepare comprehensive project documentation including charters, due diligence reports, meeting minutes, funding requests, status reports, and closeout packages in client-specified formats.
  • Develop risk management plans, identify potential liabilities related to budget, schedule, quality, or compliance, and escalate concerns appropriately while implementing mitigation strategies.
