Reporting directly to the Loan Processing Manager, the Real Estate Loan Processing Supervisor is responsible for overseeing the operations of the Real Estate Loan Processing staff which is tasked with ensuring efficient and accurate processing of loan applications, adherence to regulatory guidelines and maintaining high levels of member service. The Supervisor will lead the team, set performance targets and collaborate with other departments to optimize loan processing workflows.

Requirements

  • Expertise in Real Estate processing and Leadership skills with a requisite understanding of financial institution operations.

  • HSD or GED
  • Directly related experience, in addition to minimum years required, may be considered as a substitution.
  • Two (2) year(s) of applicable experience required with progressive responsibilities in a leadership capacity.
  • Must possess general knowledge of credit union operations.

Responsibilities

  • Directly supervise staff with the goal of enhancing professional development and personal growth.
  • Develop staffing plans and schedules to ensure effective coverage and team balance.
  • Monitors individual and team performance to ensure timely and accurate loan processing.
  • Develops and implements standardized loan processing procedures and workflows to ensure efficient and consistent processing.
  • Downloads HMDA LAR information and ensures LAR information is reviewed for accuracy prior to sending to Compliance.
  • Responsible for the processing of appraisal and title company invoices and updating the monthly budget spreadsheet.
  • Maintains the Real Estate Paid report to ensure timely processing of Release of Mortgages.
  • Coordinates with Compliance to complete a monthly upload of the LAR to the HMDA Transmittal platform.
  • Downloads the Member First Mortgage monthly origination reports and distributes to the appropriate staff for analysis.
  • Prepares and reviews the team performance scorecard.
  • Monitors and maintains the Adverse Action reports.
  • Monitors and reviews the File maintenance report.
  • Assists in the preparation of the monthly Board Funded Loans report.
  • Reviews the Quality Control Report and ensures quality control audits are completed.
  • Receives and reviews real estate loan applications, ensuring all required documentation is complete, accurate and in compliance with established policies and procedures.
  • Prepares Loan Estimates and Closing Disclosures accurately and distributes them in accordance with federal consumer regulations.
  • Completes a review of Property Valuation Reports in accordance with established polices and procedures.
  • Prepares loan documents in accordance with the loan approval, regulatory compliance requirements and consumer elected products such as debt protection.
  • Identifies and reports any suspicious activities, potential fraud and compliance violations to the appropriate channels.
  • Funds and disburses home equity loan proceeds in accordance with loan instructions utilizing available automation or manual processes.
  • Performs home equity loan pre-closing duties, to include ordering and reviewing appraisals, preparing and sending disclosures in accordance with regulatory timeframes, ordering and reviewing title searches, obtaining updated homeowners insurance, and other required tasks.
  • Communicates with appropriate staff and borrowers to gather missing information, resolves discrepancies and provides updates on loan application status.
  • Responds promptly and professionally to borrower, appraiser and Title Company inquiries, providing exceptional member service throughout the loan process.
  • Ensures clear and effective communication channels are maintained with internal and external stakeholders.
  • Assists in maintaining pre-closing documentation for Member's First loan requests and performs quality control.
  • Receives, creates a paper file and indexes Members First Mortgage loan documentation for retention.
  • Sends paid off Member First Mortgage loan files to archives and verifies the external loan tracking record and Synergy contain an accurate Closing Date.
  • Ensures Loan Processing Manager is kept fully informed of department activities and of any significant problems or concerns.
  • Performs home equity loan post-closing duties, to include funding the loan, assembling loan files, following up on releases of mortgage and other required tasks.
  • Ensures all home equity loans are funded immediately after the rescission period has expired.
  • Regularly reviews Synergy to ensure all loan tracking checklists are complete for loans funded by the department.
  • Monitors the Help Desk queue to ensure post-closing requests for debt protection election or removal are processed in a timely manner.
  • Ensures appropriate wet signature, original documents are filed away accurately and timely.
  • Demonstrate a strong commitment to upholding the organization’s mission, vision, and values in all interactions and responsibilities.
  • Represent the credit union with professionalism, integrity, and ethical conduct at all times.
  • Maintain a thorough understanding and strict adherence to credit union regulations, compliance requirements, policies, procedures, and operational guidelines.
