About The Position

It manages over 22,000 rental apartments in six provinces with an asset value of more than $5 billion. We are currently seeking a Property Manager to work at one of our properties located in Midtown Toronto. This position would require you to work on-site four weekdays each week and every other weekend. Live on-site or off-site options are available.

Requirements

  • Previous experience in multi-residential or other related industry an asset
  • Knowledgeable in emergency procedures
  • Demonstrates excellent customer service
  • Good written and verbal communication skills
  • Coach, train, and motivate staff
  • Basic computer and keyboarding skills
  • Possess an understanding of operating budgets and capital plans
  • Proficiency in performing minor electrical and plumbing repairs
  • Must be able to lift up to 50 lbs.
  • Ability to push and move objects exceeding 50 lbs. (e.g. garbage bins, appliances)

Responsibilities

  • Greet and interact with residents in a friendly and professional manner
  • Promote a welcoming atmosphere
  • Demonstrate excellent customer service and a "can-do" attitude
  • Attend to resident concerns and service requests within 24 hours
  • Follow up with residents to ensure a high level of customer satisfaction
  • Handle office administrative tasks, such as processing online applications, creating notices, managing lease renewals, and other duties related to support daily operations
  • Organize, promote and execute resident events (i.e. holiday parties and summer barbeques)
  • Interview screened candidates and provide hiring recommendations to District Manager
  • Complete orientation, training and or upskilling sessions for new and existing staff
  • Foster an environment to support ongoing development for staff members
  • Create and monitor work schedules of staff in accordance with company guidelines and to meet high turnover periods
  • Supervisor staff, including conflict resolution management
  • Support the District Manager with operating budgets and capital plans
  • Schedule appointments with prospects to show vacant suites
  • Process leasing applications including completion of background and credit checks
  • Ensure rents are collected and deposited on a timely basis
  • Negotiate lease renewals in conjunction with established targets
  • Utilize Yardi to record transactions and run various operating reports
  • Conduct market surveys and analyze how the property compares to the current market
  • Recommend leasing rates and in-suite turnover work to the District Manager
  • Actively promote various referral programs to existing residents and prospects
  • General knowledge of building maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pools, sprinklers, etc.)
  • Oversee month-end duties, including suite inspections, scheduling contractors, and delegating staff turnover responsibilities
  • Supervise contractors to ensure maintenance and repairs are completed properly
  • Assist District Manager and Construction Manager with managing execution of the annual capital plan and identifying current or future issues for repair
  • Review and approve contractor invoices for payments
  • Maintain cleanliness of all common areas including foyers, amenity rooms, underground parking garage, locker rooms, patios, and rooftops.
  • Perform thorough cleaning of vacant units, including appliances, floors, walls, windows, kitchens, washrooms, and balconies, ensuring they are move-in ready
  • Dust fire hose cabinets, bells and elevator tracks to minimize excess debris
  • Monitor and clean garbage chutes, garbage and recycling rooms
  • Collection of garbage and recycling bins in coordination with the city waste schedule
  • Knowledge and understanding of the safe handling of cleaning materials (WHMIS)
  • Conduct yard maintenance, including picking up loose garbage around the exterior of the property, removing snow and ice, salting entrances, walkways, and rooftop walkways
  • Knowledge of fire and life safety response systems (fire alarms and detection systems)
  • Assist in emergency procedures
