About the position

The Residential Property Manager will oversee the management of two luxury residential apartment buildings in New York City. This role involves ensuring high standards of cleanliness and maintenance, responding to tenant inquiries, and managing maintenance and repair work. The position requires strong communication skills and the ability to manage a team effectively while adhering to NYC rent stabilization laws.

Responsibilities

  • Conduct walk-throughs of common areas and vacant apartments to ensure cleanliness and maintenance standards are met.
  • Respond to tenant inquiries via phone and email in a timely and professional manner.
  • Oversee all maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing completed work with building staff and tenants.
  • Obtain cost estimates and bids from contractors and service companies, and oversee building contracts to ensure compliance with obligations.
  • Respond to building emergencies to provide guidance and coordinate with building staff and contractors.
  • Supervise and manage staff, including planning and assigning work and handling disciplinary actions.
  • Ensure compliance with lease violations and corrections.
  • Review residential leases to ensure they are prepared and charged correctly in the database.

Requirements

  • 2+ years of experience in residential property management, preferably with high-end luxury rentals.
  • Knowledge of NYC rent stabilization laws and other rent laws affecting rent increases and lease terms.
  • Ability to multitask, prioritize, and organize effectively.
  • Excellent written and verbal communication skills.
  • Comprehensive knowledge of personal computers and applications such as MS Word, Excel, Outlook, and Yardi Voyager.
  • Willingness to travel to assigned properties on a weekly basis.
  • Bachelor's degree preferred but experience will be considered.

Nice-to-haves

  • Experience in supervising and managing a staff.
  • Ability to relocate to North New Hyde Park, NY 11042 before starting work.
