About the position

As a Property Manager at Optima, you will lead the property management team to foster strong relationships with residents and ensure exceptional service delivery. This role involves overseeing property operations, financial performance, and team management within a mixed-use development in Chicago. You will be responsible for enhancing resident satisfaction and implementing innovative ideas to improve property performance.

Responsibilities

  • Achieve performance goals related to resident satisfaction, net operating income, occupancy, and facility management.
  • Lead daily activities of the team, including leasing, administrative, concierge, and maintenance resources.
  • Provide timely feedback and ongoing training to team members.
  • Continuously monitor and correct issues within the community.
  • Manage the maintenance team to implement an effective preventive maintenance program.
  • Develop and implement initiatives to enhance resident satisfaction and property performance.
  • Oversee the property's marketing and online presence.
  • Drive proactive communication and engagement with residents.
  • Develop and manage the property's operating and capital improvements budgets.
  • Manage financial reporting requirements in collaboration with the accounting team.
  • Manage vendor relationships and oversee contract performance.
  • Represent Optima at scheduled resident social events.
  • Advise the regional manager on property performance and issues.
  • Adhere to legal requirements for property management, including fair housing regulations.
  • Serve as the on-call resource for emergencies after hours or on weekends.

Requirements

  • 5 years' experience as an onsite property manager at luxury apartment communities.
  • Experience leading a medium to large team with success as a coach, leader, and mentor.
  • Proficiency with Yardi Voyager 7s and Rent Café Site Manager.
  • Proficiency with Microsoft Office Suite.
  • Experience creating and managing operating and capital budgets.
  • Fluency with various accounting reports.
  • Experience managing a revenue management system.
