About the position

The Property Manager at WRH Realty Services, Inc. is responsible for overseeing the operational and financial aspects of a multi-unit residential community. This role involves managing personnel, leasing, collections, resident services, and maintenance while ensuring compliance with company goals and local regulations. The position emphasizes leadership, marketing, and maintaining high occupancy levels to enhance the community's value.

Responsibilities

• Oversee all aspects of running a multi-unit residential community, including budgets, physical service, advertising, leasing, and pricing.
• Create a marketing and management program to maintain optimum occupancy levels, income, and value of the community.
• Select, hire, train, motivate, counsel, and reward employees effectively.
• Monitor the financial operations of the asset to achieve the highest possible net operating income.
• Direct marketing activities and maintain knowledge of the local market.
• Monitor the timely receipt and reconciliation of rent collections and ensure compliance with landlord/tenant statutes.
• Create and communicate high expectations for staff while holding them accountable for results.
• Physically tour the property in its entirety and oversee maintenance functions.

Requirements

• Two to five years of experience in residential property management.
• Familiarity with Fair Housing and EEO laws.
• Proven leadership experience in building and leading a team.
• High school diploma required; college degree preferred.
• Proficiency in Microsoft Office Suite including Word, Excel, and Outlook, and YARDI.
• Strong written and verbal communication skills.
• Well-developed customer service and sales skills.
• Positive attitude, strong work ethic, and ability to lead and motivate others.
• Valid Driver's License and automobile insurance.

Nice-to-haves

• Experience with property management software like YARDI.
• Additional certifications in property management or related fields.
