About The Position

ISEC is seeking Project Managers to join our Bothell office. We’re looking for professionals at various stages of their project management careers—from emerging leaders to seasoned PMs—who are ready to take ownership of complex work and grow with our team. The Project Manager will provide overall management direction to single or multiple projects, establish project objectives and policies, maintain liaison with prime client contracts, and monitor construction and financial activities through administrative direction of on-site construction manager. In addition, the Project Manager will establish and review priorities for the Project Engineer. The Project Manager is ultimately responsible for completing each project on time, within budget, and satisfying the customer.

Requirements

  • Project Manager I: 0 – 4 years of experience
  • Responsible for overall outcome of the project

  • Intermediate financial acumen – cashflow, cost projections, job cost, billings projections with oversight
  • Basic knowledge of ISEC products, services, processes and projects
  • Understands project plans and specifications

  • Intermediate knowledge of entitlement and contractual requirements
  • Ability to manage minimum to large or complex projects, concurrently
  • Intermediate knowledge and understanding of ISEC products, services, processes and projects
  • Ability to lead an assignment/special project from start to finish
  • Makes decisions independently depending on level of complexity
  • Functions autonomously most of the time
  • Ability to be strategic/think critically and analytically
  • Ability to navigate and mitigate risk
  • Initiates and maintains relationships with key staff and other departments
  • Contributes to the company above and beyond project(s)
  • Assist in development/mentoring of Level 1; may have direct reports
  • Sr. Project Manager: 7+ years of experience
  • Meets all Minimum Qualifications of Project Manager I and II, in addition to the following:
  • Advanced knowledge of entitlement and contractual requirements
  • Advanced financial acumen – cashflow, cost projects, job cost, billing projections
  • Advanced knowledge and understanding of ISEC products, services, processes and projects
  • Exposure to multiple or larger projects with increased scope and complexity
  • Fully autonomous in position
  • Assist in development/mentoring of Level 1 & 2; may have multiple direct report
  • May assist with hiring

Responsibilities

  • Analyze projects to determine scope, schedule requirements, and coordinate with Purchasing and Installation on priorities to effectively bring project within budget and on schedule.
  • Attend Purchasing update meetings for new projects and assist the Purchasing Department as necessary.
  • Pursuing resolution to all Vendor Contracts, Bond and Insurance Certificates.
  • Expedite, review, and provide “Quality Control” on shop drawings and submittals.
  • Effectively analyze projects to estimate overruns and/or under-runs and omissions related to the Job Cost.
  • Verify field dimensions, backing locations and mechanical/electrical rough-ins.
  • Timely release of approved materials to suppliers and manufacturers.
  • Expedite material deliveries and shortages.
  • Verify job readiness and coordinate installation of materials to allow installation to progress in an orderly and timely fashion.
  • Review, code, and return invoices to accounting.
  • Initiate and respond to daily correspondence, customers, suppliers and Corporate Office.
  • Update ISEC Project Control/Document Control System as necessary. Include Operations Manager on significant changes.
  • Coordinate with in-house Logistics Department regarding long-haul deliveries.
  • Review, issue and update Installation Manpower Schedules and Sequence of Operations.
  • Prepare, submit, obtain approval, verify and track billings until payment is received.
  • Price and process change order proposals and coordinate with Estimating Department when required.
  • Prepare, update and issue Cost to Complete Reports on a weekly basis.
  • Set up cost projections for all projects managed and update monthly.
  • Read, understand and follow master operating agreements with all vendors and Kewaunee Dealer Agreement. Process Request for Direction as needed.
  • Participate with other Division personnel in establishing and attaining goals for the Division to develop new methods and ideas to improve ISEC performance.
  • Promote ISEC and maintain strong relationships with suppliers, manufactures, general contractors, owners and architects.
  • Manage and implement ISEC Safety requirements: Promote a positive atmosphere for safety excellence committed to the Safety Promise.
  • Coach employees who need improvement and assign work to only those employees trained and qualified to perform the task.
  • Ensure all recognized safety deficiencies are promptly corrected.
  • Report all injuries and incidents to Managers and Safety Department.
  • Planning and coordinating deliveries to the job following safe and best practices.
  • Demonstrates commitment to deliver outstanding service – both with internal and external customers.
