About the position

The Building Management or Building Automation Project Manager will oversee retrofits and new customer site build-out projects in Manhattan, NY. This role involves managing multiple projects simultaneously, ensuring effective communication with coordinators, sales teams, and contractors, and maintaining project schedules and scopes of work. The Project Manager will also handle administrative functions, coordinate material deliveries, and ensure customer satisfaction throughout the project lifecycle.

Responsibilities

• Manage calls with coordinators to allocate resources for projects.
• Oversee simultaneous open projects up to $100k in scope sold directly to end users or contractors.
• Manage administrative project functions including purchase orders, change orders, and material invoice approvals.
• Coordinate with the sales team and contractors to meet project expectations.
• Ensure timely ordering and delivery of materials for installation requirements.
• Review engineering submittals to ensure accurate control applications and wiring requirements.
• Provide system checkout, calibration, and programming for network communications and devices.
• Direct the efforts of Programmers and Technicians to achieve a fully functional system.
• Participate in project meetings and provide project coordination with customers.
• Work with 3rd party commissioning agents and sub-contractors as needed.
• Provide red-lines to Engineering as necessary.
• Consult with customers through data gathered and site assessments.
• Assist sales by providing technical recommendations for retrofits and upgrades.

Requirements

• 5+ years of experience in complex BAS service or new construction projects for Building Automation Systems and HVAC systems.
• Product-specific training in Automated Logic, Alerton, Delta Controls, Johnson Controls, Siemens, Schneider Electric, Tridium, or other industry leaders is a plus.
• Vocational School four-year program graduate or an Associate's degree in electronics, mechanical systems, computer technology, air conditioning, or a similar field.
• Effective interpersonal skills to represent the company professionally to customers and contacts.
• Experience in writing and understanding computer programs and software applications related to the HVAC industry.
• Ability to read and interpret technical documentation, including programming manuals and specifications.
• Knowledge of building mechanical and electrical equipment functions and HVAC system control applications.
• Familiarity with standard building automation system communication protocols such as BACnet, Modbus, and LON.
