About the position

The Onsite Property Manager is responsible for overseeing a 20-unit apartment complex in Grass Valley, CA, while residing on-site. This role involves managing day-to-day operations, ensuring compliance with landlord and tenant laws, and providing support to tenants, particularly those facing challenges. The position requires collaboration with staff and community partners to address tenant needs and maintain a positive living environment.

Responsibilities

  • Oversee the day-to-day operations of the property to ensure compliance with California landlord and tenant laws.
  • Work collaboratively with AMIH Leadership, support staff, and community partners to meet tenant needs.
  • Respond promptly to resident inquiries, complaints, and concerns.
  • Supervise leasing and maintenance staff, including delegating work and maintaining deadlines.
  • Complete minor repairs on property units and arrange for necessary repairs in collaboration with the program director.
  • Track and report repairs and expenses for each unit and submit regular expense reports.
  • Enforce apartment community rules and regulations and document disputes or issues and their resolution.
  • Ensure vacant units are ready for new occupants.
  • Assist with the management of evictions and the process of residents vacating units.
  • Attend court proceedings as necessary.
  • Assist with the collection of rent and other fees from residents.
  • Provide support to residents experiencing a crisis.
  • Generate newsletters for residents and arrange resident meetings.
  • Review and approve lease agreements and conduct potential resident interviews.

Requirements

  • 3 years of property management experience
  • 2 years working with low-income housing complex
  • High School Diploma or equivalent
  • Must possess a valid driver's license with a clean driving record
  • Must have own, reliable transportation

Nice-to-haves

  • Experience working with individuals with mental illness, drug/alcohol abuse, homelessness, or other social services
  • Bilingual fluency (English/Spanish)
