About the position

The Maintenance Technician at The Michaels Organization is responsible for performing various maintenance duties for residential units, ensuring that properties are well-maintained and ready for occupancy. This role involves basic plumbing, electrical work, carpentry, and custodial tasks, all while providing exceptional service to residents and maintaining safety standards.

Responsibilities

  • Perform basic electrical repairs on appliances, fixtures, switches, outlets, and circuits, as well as light plumbing work such as clearing stoppages and replacing fittings.
  • Conduct carpentry work including fitting doors, freeing windows, and replacing or building shelves, along with sanding and refinishing floors and painting.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Assist in custodial and grounds work, including sweeping, mopping, vacuuming, and cleaning common areas.
  • Respond to work orders and resident requests in a timely and professional manner.
  • Assist in apartment move-in and move-out inspections and help schedule annual apartment inspections.
  • Maintain knowledge of water and gas meter cut-offs and perform scheduled maintenance on all equipment.
  • Keep accurate records regarding preventive maintenance, work orders, and inventories.
  • Report maintenance or resident-related concerns to the manager promptly.
  • Periodically inspect all units and common areas, performing repairs and janitorial assistance as needed.
  • Attend training seminars and operate within OSHA standards and company safety policies.
  • Ensure effective interactions with residents, contractors, and property management team on maintenance services provided.
  • Track stock control and utilization of maintenance materials as required.

Requirements

  • Minimum of 1 year maintenance work experience or experience in a related field.
  • High School Diploma and training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
  • Any specific certifications required by the property.
  • Valid Driver's License and acceptable driving record may be required.

Nice-to-haves

  • Trade School and/or Military training is a plus.
  • Ability to work in areas other than strictly repair maintenance, such as janitorial or gardening tasks.
