About the position

The Maintenance Technician is responsible for the overall maintenance of the physical property, ensuring that all maintenance projects are completed efficiently and effectively. This role involves performing various repairs, inspections, and custodial duties, as well as assisting in the refurbishing of apartments prior to occupancy. The technician will work under the direction of the Maintenance Supervisor and may be required to respond to emergency calls during on-call shifts.

Responsibilities

  • Participate in all maintenance projects.
  • Perform light electrical repairs on items such as fixtures, switches, outlets, etc.
  • Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
  • Repair and/or replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, locks, etc.
  • Painting of the interior and/or exterior of the complex, including drywall repair and wallpaper removal.
  • Perform carpentry work, such as fitting doors, replacing and building shelves, and installation of cabinets.
  • Assist in custodial work in common areas, including cleaning and maintenance tasks.
  • Assist in grounds work, including trash pickup and lawn maintenance.
  • Repair concrete, masonry, roof, and fencing when required.
  • Train and/or assist other employees on the overall needs of the property.
  • Be responsible for inventory and/or tools, and utilization of maintenance materials.
  • Assist Management in scheduling apartment inspections.
  • Responsible for refurbishing apartments prior to occupancy and conducting move-in/move-out inspections.
  • Keep accurate records regarding preventative maintenance and work orders.
  • Perform scheduled maintenance on all equipment based on manufacturers' recommendations.
  • Inspect all units, buildings, and common areas, performing repairs as required.
  • Have knowledge regarding water and gas meter cut-offs and sprinkler systems.
  • Inspect storage areas and ensure adequate lighting is maintained.
  • Responsible for getting make ready units up for leasing and completing work orders in a timely manner.
  • Service requests may include boiler repair, appliance repairs, and other maintenance tasks.
  • Installation and removal of appliances as needed.
  • Property responsibilities may include gutter repairs, road sign installation, and pot hole patching.
  • Perform electrical repairs including troubleshooting wiring faults and fixture replacements.
  • Plumbing repairs may include clearing blockages and repairing sinks and toilets.
  • Snow removal and related duties may require on-call assignments and overtime.
  • Shop responsibilities include maintaining a safe and orderly maintenance shop and keeping accurate inventory records.
  • Monitor and work with outside vendors as scheduled by property managers.
  • Meet safety requirements and communicate those to management.
  • Other duties as assigned, except those prohibited by law.

Requirements

  • On-call schedule required, including evening, weekend, and/or holiday coverage.
  • Maintenance experience with multi-family housing or related field.
  • Familiarity with safety standards, OSHA, and applicable federal and state safety standards is desirable.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, and refurbishing is preferred.
  • HVAC Certification is a plus, but not required.
  • CFC Universal Certification is a plus, but not required.

Nice-to-haves

  • Experience in property management or maintenance in a similar environment.
  • Knowledge of advanced maintenance techniques and tools.
