About the position

The Maintenance Technician is responsible for the overall maintenance of the physical property, ensuring that all maintenance tasks are completed efficiently and effectively. This role involves performing various repairs, assisting in custodial and grounds work, and maintaining accurate records of maintenance activities. The technician will work under the direction of the Maintenance Supervisor and may be required to respond to emergency calls during on-call shifts.

Responsibilities

  • Participate in all maintenance projects.
  • Perform light electrical repairs on fixtures, switches, and outlets.
  • Perform light plumbing work, including clearing stoppages and replacing fittings.
  • Repair or replace broken glass, tile, carpet, screens, fixtures, appliances, and locks.
  • Paint the interior and/or exterior of the complex, including apartments.
  • Repair drywall, spackle, and sand prior to painting.
  • Remove wallpaper and replace drywall/sheetrock as necessary.
  • Perform carpentry work, including fitting doors and installing cabinets.
  • Assist in custodial work in common areas, including cleaning and trash removal.
  • Assist in grounds work, including trash pickup and lawn maintenance.
  • Repair concrete, masonry, roof, and fencing as required.
  • Train or assist other employees on property maintenance needs.
  • Manage inventory and tools, and utilize maintenance materials effectively.
  • Assist management in scheduling apartment inspections.
  • Refurbish apartments prior to occupancy.
  • Participate in apartment move-in and move-out inspections.
  • Keep accurate records regarding preventative maintenance and work orders.
  • Perform scheduled maintenance on all equipment as per manufacturer recommendations.
  • Inspect all units and common areas, performing repairs as needed.
  • Ensure storage areas are locked and adequately lit.
  • Complete work orders within specified time frames.
  • Service requests including boiler repairs, appliance installations, and plumbing repairs.
  • Monitor and coordinate with outside vendors for maintenance tasks.

Requirements

  • Maintenance experience with multi-family housing or related field.
  • Familiarity with safety standards, OSHA, and applicable federal and state regulations.
  • Formal training or experience in carpentry, plumbing, electrical work, painting, and refurbishing.
  • HVAC Certification (preferred but not required).
  • CFC Universal Certification (preferred but not required).

Nice-to-haves

  • Experience with emergency maintenance calls.
  • Knowledge of property management software.
