Responsibilities

  • Conducts daily inspections of the entire property to identify and remedy safety hazards and barriers to pleasant curb appeal, removing trash and debris throughout the day
  • Reports current or potential safety hazards and/or code or lease violations and liability concerns promptly to Supervisor
  • Communicates daily with the Maintenance Supervisor and execute daily plans as assigned
  • Completes daily work orders as assigned by the Maintenance Supervisor and ensures all service requests and repairs are completed thoroughly and timely
  • Completes apartment unit punch-outs (make-readies) daily and in line with property goals
  • Holding onsite vendors and contracts accountable for completion of contracted work as scheduled, and in line with performance standards
  • Maintain effective preventative maintenance programs and schedules, such as mold prevention, HVAC filter and coil cleaning, etc.
  • Monitoring inventory of equipment, tools, parts and supplies at appropriate levels
  • Assist in the daily clean-up and general upkeep of common spaces and exteriors including leasing offices, unit models, outside grounds areas, breezeways, and all common areas, including amenity areas (spas/pools/fitness centers, etc)
  • Maintaining a hazard communications program
  • Maintain an excellent customer service relationship in accordance with Homestead Service Standards
  • Utilizes provided work order/service request technology and training to maintain thorough and accurate records and documentation
  • Participate in on-call rotation for emergency service
  • All other duties as directed and assigned

Requirements

  • Previous experience in property maintenance preferred
  • Strong knowledge of HVAC, carpentry, plumbing, and electrical systems preferred
  • Excellent problem-solving skills and troubleshooting skills
  • Ability to work a flexible schedule, including on call and weekends
  • Reliable transportation
  • Strong communication skills
