About the position

The Maintenance Technician I position at AvalonBay Communities is focused on maintaining the cleanliness and physical condition of residential communities. This role combines custodial and maintenance tasks to ensure that both the interior and exterior areas are well-kept, providing residents with a pristine living environment. The technician will perform daily cleaning, address minor maintenance issues, and provide excellent customer service to residents, contributing to a positive community experience.

Responsibilities

  • Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
  • Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and recreational spaces.
  • Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
  • Ensure trash and recycling areas are regularly emptied and kept tidy.
  • Conduct routine inspections to identify and report maintenance or safety concerns.
  • Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly.
  • Assist residents with moving in and out of apartments, including loading/unloading belongings.
  • Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner.
  • Work collaboratively with the team to ensure a positive resident experience.
  • Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
  • Keep outdoor areas clear of debris and litter.
  • Completing work orders.

Requirements

  • 0-1 year of experience in custodial/maintenance work.
  • A valid driver's license.
  • Ability to communicate with associates and residents to provide customer service.
  • Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies and procedures.
  • Ability to identify cleaning and chemical supplies and read Hazard Communication Safety Data Sheets (SDS).
  • Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
  • Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
  • Demonstrates knowledge of paint types and paint tools.
