About the position

The Maintenance Technician I position at Monarch Investment and Management Group is a full-time role focused on the general upkeep of the apartment community, including handling work orders, apartment turns, and preventative maintenance. The technician will work closely with the Property Manager and is expected to ensure timely completion of maintenance tasks while maintaining high standards of service.

Responsibilities

• Complete all work orders in a timely manner based on priority.
• Prepare and turn units between tenants.
• Perform painting and staining for both interior and exterior applications.
• Collaborate with the Property Manager on monthly budget reviews.
• Manage and adapt a preventative maintenance program.
• Conduct exterior structural maintenance as needed.
• Manage coverage of a 24/7 emergency cell phone.
• Assist in capital projects, including rehab and major repairs.
• Perform snow removal when applicable.

Requirements

• 2 years of experience in maintenance, carpentry, construction, painting, electrical, and plumbing.
• Entry-level position with a willingness to learn and grow.

Nice-to-haves

• Experience with drywalling, including painting and carpentry.
• Working knowledge of plumbing, including sweating copper pipe.
• Working knowledge of electrical systems, including outlets, switches, and light fixtures.
• Ability to repair and diagnose appliances, including refrigerators, stoves, dishwashers, and garbage disposals.
• Knowledge of water heaters, both electric and gas.
