About the position

The Maintenance Technician is responsible for the overall maintenance of a new senior property in the Gaithersburg/Germantown area. This role involves performing various maintenance tasks, including light electrical and plumbing repairs, carpentry, painting, and custodial work, under the direction of the Maintenance Supervisor. The technician will also assist in refurbishing apartments and ensuring the property is well-maintained and safe for residents.

Responsibilities

  • Participate in all maintenance projects.
  • Perform light electrical repairs on fixtures, switches, and outlets.
  • Perform light plumbing work, such as clearing stoppages and replacing fittings.
  • Repair and/or replace broken glass, tile, carpet, screens, fixtures, and appliances.
  • Paint the interior and/or exterior of the complex, including apartments.
  • Repair drywall prior to painting, spackling, and sanding.
  • Remove wallpaper and replace drywall/sheetrock as necessary.
  • Perform carpentry work, including fitting doors and installing cabinets.
  • Assist in custodial work in common areas, including cleaning and trash removal.
  • Assist in grounds work, including trash pickup and lawn maintenance.
  • Repair concrete, masonry, roof, and fencing as required.
  • Train and assist other employees on property maintenance needs.
  • Manage inventory and tools, and utilize maintenance materials effectively.
  • Assist management in scheduling apartment inspections.
  • Refurbish apartments prior to occupancy and assist in move-in/move-out inspections.
  • Keep accurate records regarding maintenance activities and inspections.
  • Perform scheduled maintenance on all equipment as per manufacturer recommendations.
  • Inspect all units and common areas, performing repairs as needed.
  • Ensure adequate lighting and security in storage areas and entrances.
  • Complete work orders within specified time frames.
  • Respond to emergency maintenance requests, including plumbing and electrical issues.

Requirements

  • Maintenance experience with multi-family housing or related field.
  • Familiarity with safety standards, OSHA, and Department of Labor regulations.
  • Formal training or experience in carpentry, plumbing, electrical work, or painting is desirable.
  • HVAC Certification is a plus but not required.
  • CFC Universal Certification is a plus but not required.
