About the position

Ingleside at Rock Creek is seeking a Full-Time Maintenance Technician 3. This position is primarily responsible for performing intermediate building repairs to include electrical, plumbing, carpentry, and painting. The technician will conduct rounds assigned by the Property Management Supervisor, perform preventive maintenance, assist with landscaping, and provide excellent customer service to residents. The role requires availability for on-call duties and includes responsibilities in HVAC, plumbing, and electrical maintenance.

Responsibilities

  • Conducts rounds assigned by the Property Management Supervisor at the beginning of each shift; ensures all lights are in proper working order; records and repairs hazards.
  • Performs preventive maintenance as required.
  • Removes snow in the winter as needed using shovels, snow blowers, or other snow removal equipment.
  • Assists with landscaping as requested; adjusts sprinklers/watering of grounds, power washes the community, cleans gutters.
  • Provides minor vehicle repairs as requested.
  • Completes work orders as assigned, using smart devices and app usage.
  • Records all maintenance conducted in time log.
  • Completes all non-emergency work orders within 72 hours of receiving notice of repair needed.
  • Performs rough and finish carpentry, minor furniture repair, and repairs to windows, doors, doorframes, locks, and mailboxes.
  • Maintains assigned Life Safety Regulatory log books and inspections.
  • Provides excellent customer service to residents.
  • Identifies and repairs leaks to pipes and valves as necessary.
  • Maintains condition of boiler rooms and ensures satisfactory operation and condition of the boiler room.
  • Troubleshoots and repairs problems with low voltage controls.
  • Performs general plumbing repairs and troubleshooting of hot water heaters, boilers, and pumps.
  • Performs medium duty electrical work and repairs electrical components.

Requirements

  • High school diploma or general education degree (GED).
  • Minimum of five (5) years HVAC/electrical/plumbing experience.
  • Two (2) years of trade school, college, or completion of an apprenticeship program.
  • Proficient in the operation of computer applications and maintenance equipment.
  • Must have Universal EPA Certification.
  • Certified Maintenance Professional (or equivalent) required.

Nice-to-haves

  • Experience in Building Automatic Systems (BAS).
  • Knowledge of closed and open loop systems.
  • Ability to perform inspections on heat exchangers.
