About the position

The Maintenance Technician is responsible for performing routine maintenance and repairs on building interiors and exteriors, ensuring a safe and satisfactory living environment for residents. This role involves scheduling vendors for repairs, adhering to preventative maintenance programs, and responding to emergency maintenance requests. The technician will also maintain records of maintenance activities and ensure compliance with safety standards.

Responsibilities

• Perform routine maintenance on building interior and exterior.
• Contact and schedule vendors and contractors for necessary repairs and emergencies.
• Maintain a schedule of maintenance performed and upcoming services due.
• Work safely and recognize unsafe situations, taking appropriate action.
• Maintain an operating environment to achieve satisfactory resident service.
• Adhere to the preventative maintenance program for the community.
• Perform minor maintenance and repairs in carpentry, electrical work, AC, plumbing, mechanical, painting, flooring, and other areas as needed.
• Complete required forms and work orders using the KWPMC work order system.
• Perform casual labor, such as lifting/moving heavy items as directed.
• Routinely inspect building mechanical systems/equipment for proper performance.
• Monitor and adjust controls regulating building systems like air conditioning and boilers.
• Inspect common areas to ensure cleanliness and aesthetic appeal.
• Report all problems to the Maintenance Supervisor.
• Maintain assigned equipment in good working condition.
• Observe all safety standards while performing tasks.
• Utilize new equipment properly and follow safety procedures.
• Respond to emergency maintenance requests as required.
• Assist in maintaining records of scheduled maintenance procedures.

Requirements

• Minimum two (2) years general experience in building trades, repair, and maintenance.
• Ability to react and address emergency situations in a timely manner (within 30 minutes).
• Effective written and verbal communication skills.
• Additional trade experience and certifications may be required at some locations.
