About the position

The Maintenance Superintendent at The Michaels Organization is responsible for overseeing the maintenance of one or more residential sites. This role involves managing maintenance projects, coordinating contractor activities, and ensuring compliance with safety and building codes. The position requires a hands-on approach to maintenance tasks, including electrical, plumbing, carpentry, and custodial work, while also maintaining effective communication with residents and the property management team.

Responsibilities

  • Participate in all maintenance projects, including inspecting units, buildings, and common areas.
  • Schedule work order requests, adhering to maintenance priorities.
  • Coordinate maintenance-related contractor activities and negotiate contracts.
  • Manage stock control and utilization of maintenance materials, and train maintenance technicians.
  • Keep accurate records regarding preventive maintenance, work orders, and inspections.
  • Assist in scheduling annual apartment inspections and during move-in and move-out inspections.
  • Perform light electrical repairs, plumbing work, and carpentry tasks.
  • Assist in custodial work in common areas and perform repairs as needed.
  • Participate in an on-call schedule for emergency coverage.
  • Ensure compliance with building codes and safety standards.

Requirements

  • 3 or more years of full-time maintenance experience or related field experience.
  • Residential property maintenance experience preferred.
  • Formal training or experience in carpentry, plumbing, electrical work, and painting.
  • High school degree or equivalent trade-related courses required.
  • Valid driver's license and acceptable driving record required.
  • Ability to work safely and follow safety directives.

Nice-to-haves

  • Any college or advanced technical training is preferred.
  • Boiler license, when required by property facilities.
  • Familiarity with contract work hours and OSHA standards.
