About the position

The Maintenance Superintendent at The Michaels Organization is responsible for overseeing the maintenance of one or more residential sites. This role involves participating in maintenance projects, coordinating contractor activities, managing maintenance materials, and ensuring compliance with building codes. The position requires a hands-on approach to various maintenance tasks, including electrical, plumbing, carpentry, and custodial work, while also maintaining effective communication with residents and the property management team.

Responsibilities

  • Participate in all maintenance projects, including inspecting units, buildings, and common areas.
  • Schedule work order requests and adhere to maintenance priorities.
  • Coordinate maintenance-related contractor activities and negotiate contracts.
  • Manage stock control and utilization of maintenance materials.
  • Train maintenance technicians and coworkers.
  • Keep accurate records regarding preventive maintenance and work orders.
  • Assist in scheduling annual apartment inspections and move-in/move-out inspections.
  • Perform light electrical repairs, plumbing work, and carpentry tasks.
  • Conduct painting and custodial work in common areas.
  • Repair concrete, masonry, and assist exterminators when required.
  • Participate in an on-call schedule for emergency coverage.
  • Ensure storage areas are locked and lighting is maintained.
  • Adhere to building codes and safety standards.
  • Perform scheduled maintenance on all equipment.

Requirements

  • 3 or more years of full-time maintenance experience or related field experience.
  • Residential property maintenance experience preferred.
  • Formal training or experience in carpentry, plumbing, electrical work, and painting.
  • Willingness to assist in janitorial and gardening tasks.
  • Boiler license when required by property facilities.
  • Familiarity with contract work hours and OSHA standards.
  • High school degree or equivalent trade-related courses required.
  • Any college or advanced technical training is preferred.
  • Valid driver's license and acceptable driving record required.
  • Ability to read, speak, and comprehend work instructions in English.
