About the position

The Maintenance Person is responsible for performing routine maintenance procedures within the community, ensuring that all tasks are completed in accordance with the policies and procedures set forth by the Elderly Housing Development & Operations Corporation (EHDOC). This role involves responding to maintenance requests, participating in preventative maintenance programs, and maintaining the property and its equipment to ensure a safe and comfortable environment for residents, particularly the elderly and handicapped.

Responsibilities

  • Perform routine maintenance procedures for the community as per EHDOC policies.
  • Handle routine maintenance projects as scheduled by the Supervisor.
  • Participate in all preventative maintenance programs and keep records of work performed.
  • Respond to maintenance requests within a 24-hour period or notify Supervisor if longer is needed.
  • Respond immediately to emergency maintenance requests using the call back system if necessary.
  • Be part of a rotation call back system for weekends, after work hours, and holidays.
  • Participate in safety programs and be familiar with evacuation procedures.
  • Maintain property equipment based on manufacturer's recommendations and operating manuals.
  • Know all emergency shutoff systems such as gas, water, electric, etc.
  • Ensure storage areas are neat, properly lit, and locked.
  • Perform electrical maintenance or repairs on appliances, fixtures, outlets, switches, etc.
  • Perform plumbing maintenance or repairs on drain stoppages, leaking faucets, showerheads, toilets, etc.
  • Participate in the preparation of units for turnover including painting, cleaning, and repairs.
  • Perform necessary painting of common areas as needed.
  • Participate in inventory control and maintain an adequate supply of parts and materials.
  • Maintain the grounds and common areas to be hazard-free and free of litter.
  • Systematically remove trash from the premises and maintain trash disposal systems.
  • Understand operating manuals and directions for any chemical or cleaning product used.
  • Perform janitorial duties as required and maintain diplomatic relationships with residents and staff.

Requirements

  • Basic Universal License (may be completed during the first year of employment).
  • Three (3) years' experience in building maintenance.
  • Working knowledge of building maintenance including plumbing, electrical, painting, and janitorial services.
  • Ability to take initiative in performing tasks that need to be done.
  • Good verbal and written language skills in the primary language of the property location.

  • Experience working with elderly and handicapped individuals.
