About the position

The Lead Maintenance position is responsible for maintaining the physical condition of the property according to company operating and safety standards. This role includes providing technical skills and training to the maintenance team, ensuring service requests are performed correctly and in a timely manner, and promoting safe work practices. The Lead Maintenance will also be involved in personnel management, administrative tasks, quality control, and customer service, ensuring that the property is well-maintained and that staff are motivated and effective.

Responsibilities

  • Maintain the physical condition of the property according to Company operating and safety standards.
  • Ensure that service requests are performed correctly and in a timely manner.
  • Provide technical skills and training to the maintenance team.
  • Maintain hazard communications program.
  • Teach and promote safe work practices.
  • Attend and participate in technical training programs to maintain personal skill level.
  • Responsible for recruiting, hiring and quality of staff.
  • Communicate professionally and delegate effectively with staff members.
  • Document all counseling sessions.
  • Ensure the staff is motivated and functions as an effective team.
  • Comply with all personnel management policies and procedures.
  • Develop staff through continuous motivation and training.
  • Adhere to budget guidelines and obtain competitive bids on major expenses.
  • Purchase supplies as necessary using standard purchase order system.
  • Prepare staffing schedules consistent with property needs.
  • Monitor inventory of parts and supplies.
  • Participate in Company meetings, as required.
  • Organize and prioritize service requests.
  • Oversee completion of service requests in 24 hours or per property policy.
  • Inspect grounds, buildings and other property features.
  • Oversee turnkey operations and ensure vacants are made rent-ready.
  • Maintain an effective preventative maintenance program.
  • Maintain an organized, clean and safe work area.
  • Ensure adherence to the Company’s safety and hazard communications programs.
  • Maintain a high level of customer service.
  • Communicate effectively with residents, fellow associates, vendors and supervisors.

Requirements

  • Minimum three (3) years’ previous experience in property management maintenance or related trade.
  • EPA certification, Type I and II.
  • Valid driver’s license and current automobile insurance.
  • Ability to diagnose problems and repair major appliances, HVAC, plumbing, electrical, sheetrock, general carpentry, pool care, roof and gutter repair, wallpaper/painting, foundation/sidewalk repairs, irrigation and maintenance repairs, landscaping, and ice and snow removal.

Nice-to-haves

  • Previous renovation experience for older properties (5+ years).
