About the position

The Lead Facilities Operator will supervise, assign, coordinate, and inspect work performed by Facilities Operators and Plumbers/Pipefitters. This role involves operating, maintaining, installing, and performing preventive maintenance on various heating, air conditioning, and refrigeration equipment, including large commercial air handlers, boilers, chillers, pumps, generators, AC split systems, and air compressors. The position requires knowledge of building systems and maintenance related to commercial boilers, chillers, HVAC, and refrigeration systems, as well as the ability to interpret schematics, one-line diagrams, and construction drawings. The Lead Facilities Operator will assist in systematic inspections, detection, and correction of impending failures of equipment and systems, perform preventive maintenance tasks, and diagnose causes of wear and tear. Additionally, the role includes performing general carpentry work throughout the campus and interacting with customers and employees in a professional manner.

Responsibilities

  • Operate, maintain, install, and perform preventive maintenance on heating, air conditioning, and refrigeration equipment.
  • Interpret and use schematics, one-line diagrams, and construction drawings to troubleshoot and repair systems.
  • Ensure compliance with building, electrical, and fire codes, as well as university and departmental standards.
  • Supervise, assign, coordinate, and inspect work performed by Facilities Operators and Plumbers/Pipefitters.
  • Prepare performance evaluations, conduct training, and assign work orders to staff.
  • Coordinate the work of contractors on facilities projects.
  • Work with supply vendors to obtain pricing and purchase parts and equipment.
  • Respond to calls requiring immediate action and diagnose problems.
  • Assign, review, and close-out completed preventive maintenance and service work orders using CMMS.
  • Approve weekly timecards and review inspection reports and other paperwork.

Requirements

  • High School Diploma or equivalent.
  • Five years' experience with large commercial HVAC equipment and building mechanical systems.
  • One year of experience in hands-on boiler operation.
  • One year of experience with computerized energy management systems.
  • EPA refrigerant handling: Universal Certification (must be obtained within 6 months of hire).
  • City of Omaha Third Grade Stationary Engineers License (must be obtained within 6 months of hire).
  • Valid Driver's License.

Nice-to-haves

  • Associates degree in HVAC technology.
