About the position

The Land Analyst position at Lennar involves working closely with senior management to conduct financial analyses, prepare market studies, and support land acquisition efforts. The role is crucial in ensuring the financial viability of projects and involves preparing various financial reports and documentation for corporate approval. The Land Analyst will also maintain a market analysis database and assist in budgeting and vendor contract administration.

Responsibilities

  • Perform a lead role in the financial analysis for quarterly and annual Division Business Plans.
  • Prepare gross revenues, profit margins, sources and uses of funds, cash flow forecasts, and break-even analysis.
  • Assist in financial feasibility analysis for acquisition opportunities.
  • Prepare underwriting proformas and related financial documentation for acquired assets.
  • Perform asset sales pricing analysis and formulate financial deal points for disposition opportunities.
  • Recommend price/profit participation structures and interest rates.
  • Implement and maintain a computerized financial proforma model for community planning purposes.
  • Collaborate with management to develop alternative business planning scenarios.
  • Liaise with Corporate Finance to ensure adherence to financial strategies and procedures.
  • Maintain a market analysis database for project feasibility analysis.
  • Conduct site visits to understand competitive market pricing and features.
  • Assist in the Greenfolder process by preparing necessary charts and reports.
  • Formulate budgets for assigned programs/projects and manage related vendor contracts.

Requirements

  • Bachelor's Degree in Business, Economics, Real Estate, Finance, or a similar discipline.
  • 3-5 years of related experience preferred.
  • Basic understanding of real estate and residential land use.
  • Local real estate knowledge is extremely beneficial.
  • Highly proficient in Microsoft Excel, Word, and PowerPoint; working knowledge of mapping applications required.
  • Detail-oriented with strong critical thinking and problem-solving skills.
  • Excellent interpersonal, written, and verbal communication skills.

Nice-to-haves

  • Experience in land acquisition or real estate development.
  • Familiarity with financial modeling and analysis tools.
