About the position

We are seeking an experienced and driven Project Manager to oversee the growth and day-to-day operations of our residential real estate portfolio valued at $7 million in Northwest Oklahoma City. This role offers significant responsibility, including property management, tenant relations, maintenance oversight, and strategic growth of the portfolio. The ideal candidate will be results-oriented, highly organized, and capable of managing multiple facets of the business while ensuring profitability, high occupancy rates, and effective property maintenance.

Responsibilities

  • Oversee and actively work to grow the company's portfolio of residential properties.
  • Identify new acquisition opportunities and support the expansion of the property base.
  • Ensure all properties are fully occupied by managing tenant relations, leasing, and renewals.
  • Collect rent in a timely manner and ensure lease compliance.
  • Develop and execute strategies to maintain high occupancy rates and minimize vacancies.
  • Supervise and manage a full-time maintenance person and a network of reliable subcontractors.
  • Ensure all properties are well-maintained, both inside and out, with minimal downtime.
  • Manage preventative maintenance schedules to preserve property value and extend the life of assets.
  • Develop and implement marketing strategies to attract high-quality tenants.
  • Utilize online platforms, local advertising, and other tools to promote vacancies and maintain strong market visibility.
  • Oversee property-related expenses and manage operating costs to maintain profitability.
  • Conduct regular reviews of property taxes, insurance policies, and other ongoing expenses.
  • Work to keep operational costs reasonable without compromising on quality or tenant satisfaction.
  • Ensure proper maintenance and operational readiness of all company vehicles and tools.
  • Track and manage inventory of business assets to avoid unnecessary expenses or loss.

Requirements

  • Proven experience in property management, real estate operations, or a similar field.
  • Strong leadership skills and experience managing both employees and subcontractors.
  • Knowledge of residential real estate leasing, property maintenance, and budgeting.
  • Ability to assess and mitigate risks while maintaining profitability.
  • Strong marketing and tenant acquisition experience.
  • Detail-oriented, highly organized, and capable of managing multiple priorities.
  • Familiarity with property tax, insurance, and real estate laws is a plus.
  • Self-motivated with a strong work ethic and entrepreneurial mindset.
  • Reliable, with a positive attitude and commitment to long-term success.
