About The Position

DDS is seeking a full-time Institutional Maintenance Foreman for the Hogan Regional Center in Danvers, MA. This role reports to the Director of Core Services and is responsible for the direct supervision of maintenance department heads, overseeing daily operations, ordering supplies and equipment, and ensuring staff adherence to safety procedures and facility policies. The position also involves assisting with project management, vendor coordination, life safety compliance, and collaborating on project scheduling. The role requires clear communication, on-call availability for emergencies, and storm management responsibilities. The Institutional Maintenance Foreman is also responsible for data collection, reporting, and ensuring the cleanliness of operational areas.

Requirements

  • At least three years of full-time, or equivalent part-time, experience in building maintenance, repair and/or construction or in a building construction trade.
  • At least one year of supervisory experience.
  • Must be fit and able to work in different positions, lift 70 lbs repetitively, climb ladders and scaffolding, and be on your feet for extended periods of time during the tour of duty.
  • Must have and maintain an aerial and scissor lift certifications.
  • Must have and maintain Ma. Hoisting engineering licensure 2A/1C min.
  • Must have an EPA universal certification in refrigeration.

Responsibilities

  • Directly supervise all maintenance department heads, including Painter, working foreman, and Tractor Driver.
  • Oversee the daily operations of the maintenance department.
  • Order supplies and equipment to maintain appropriate inventory levels.
  • Ensure staff observe safety procedures, policies, and procedures of the facility.
  • Promote departmental transparency and accountability.
  • Assist with project management, working closely with vendors.
  • Assist with life safety administrative oversight and compliance.
  • Provide support for Federal, State, and local jurisdictional compliance.
  • Collaborate with unit supervisors on scheduling projects.
  • Delegate responsibility and oversight to departmental supervision in each licensed discipline.
  • Assist the director in writing specifications for projects going out to bid.
  • Ensure contracts are adhered to by outside contractors.
  • Communicate directives clearly and concisely to staff via in-person, cell phone, email, or texting.
  • Be on call after scheduled working hours and respond to emergencies.
  • Oversee storm management operations.
  • Collect data and create reports for the Maintenance Director.
  • Assist the Director in staff development and training.
  • Assist the Director in the development, implementation, and monitoring of a safety program.
  • Assist the Director in project management, including strategy, planning, budgeting, and execution of work.
  • Assign work to maintenance department staff and monitor their progress in CAMIS and in the field.
  • Review daily staff sign-in sheets.
  • Review staff time submittals in SSTA with the OSSI to ensure accuracy.
  • Maintain the cleanliness of all jurisdictional areas of operation.
  • Meet with outside vendors to work out logistics for contracted work.
  • Monitor all vendor activity and progress, reporting project status to the Director.
  • Maintain accurate inventory records.
  • Inform affected parties ahead of planned maintenance operations and work out logistics with jurisdictional supervision.
  • Perform the annual 3-part EPRS on staff.
  • Assume responsibility for all operations when the Director of Core Services is off duty, informing the Director of any emergencies.
  • Follow up on CAMIS work orders, prioritizing with department supervisors and providing oversight upon completion.
  • Ensure the operational integrity of all department power equipment and heavy equipment.
  • Maintain an equipment maintenance log and schedule service at proper intervals.
  • Delegate responsibilities to staff and check their progress as needed.
  • Promote good work and safety practices through mandatory safety webinars and classes.
