About The Position

Elation Property Management is seeking a groundskeeper for their Forte Living property in Rochester. This full-time, non-exempt position is responsible for the meticulous upkeep of grounds, amenities, building exteriors, parking lots, and other community buildings. The role also includes snow removal, maintaining sidewalk safety, and daily trash removal from the apartment community perimeter. The groundskeeper will assist the Maintenance/Property Manager with various groundskeeping tasks, troubleshoot and repair outside mechanical, carpentry, and electrical issues, and report any maintenance concerns. A key aspect of this role is maintaining curb appeal and upholding company policies, goals, and values, representing the community professionally at all times. The groundskeeper must also immediately report and ensure correction of unsafe conditions and comply with all safety rules.

Requirements

  • High School diploma or equivalent and some trade school is preferred
  • General knowledge of common lawn and garden care and practices
  • Basic knowledge in MS Office, Word, Outlook
  • Experience with or ability to learn maintenance CRM software
  • Strong understanding of technology and able to work independently with company software program.
  • Understanding of how to operate snowplow/salter, industrial mower.
  • Valid driver’s License required to complete the essential functions of the position.
  • Able to lift up to 50-100 lb. consistently.
  • Regularly required to walk, bend, lift, carry, and push heavy items.
  • Frequently required to stand; reach with hands and arms and stoop, squat, kneel, crouch, or crawl.
  • Ability to work outside in all weather conditions including seasonally hot or cold temperatures and inclement weather.

Responsibilities

  • Meticulous upkeep of grounds, amenities, building exteriors, parking lots and other community buildings.
  • Snow removal and availability to handle the rigid schedule of early mornings/late nights.
  • Maintaining sidewalks safety in snow season.
  • Remove trash from the apartment community perimeter on a daily basis.
  • Assist Maintenance /Property Manager on assigned groundskeeping tasks in a timely manner.
  • Assist in the troubleshoot/repair of outside mechanical, carpentry and electrical problems.
  • Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Property Manager and Maintenance.
  • Meticulously maintains curb appeal.
  • Uphold all company policies, goals and values.
  • Represent the community in a professional manner at all times-on/off property.
  • Immediately report all unsafe conditions to the Property Manager.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Learns and ensures compliance with all company, local, state and federal safety rules.
  • Other functions as assigned by the Property Manager/Maintenance.
