The General Manager will assist senior management in understanding and working with the client to determine the goals and objectives for the performance of real estate assets. This role involves developing and implementing recommendations to position the property to achieve the highest value consistent with the owner’s objectives. The General Manager is responsible for preparing and reporting information in a timely fashion, creating and developing upgrades to services to exceed client expectations, and developing and implementing staffing plans. This position has bottom-line responsibility for the annual operating budget and monthly financial reporting package, as well as the final review and approval of all annual lease reconciliations and estimates. The General Manager will establish goals and objectives for on-site staff, prepare employee evaluations, and make promotion and compensation recommendations. A resource plan will be developed with overall accountability for delivering completed projects within set budgets and schedules. Responsibilities also include preparing lease abstracts, reviewing specifications for service contracts, selecting and awarding contract services, negotiating service agreements, and monitoring vendor performance. The role involves reviewing and approving payables and receivables, supervising accounting output, and conducting weekly site visits to review policies, procedures, personnel performance, and approve invoices. Quarterly inspections of all properties within the portfolio are also required. The General Manager is responsible for short and long-range planning for all assigned properties and ensuring compliance with fire, life safety, and other safety programs. Maintaining a positive image internally and externally is crucial. Other duties may be assigned.
