About the position

The Senior Director of Facilities & Maintenance Operations at LA Family Housing plays a crucial role in overseeing the vision, performance, and management of the Facilities, Maintenance, and Operations (FMO) Department. Reporting directly to the Chief Administrative Officer, this position is responsible for leading a team of over 90 staff members dedicated to maintaining a diverse portfolio that includes apartment buildings, office spaces, parking lots, and motels across the Los Angeles area, Antelope Valley, and San Fernando Valley. The Senior Director ensures that all facilities provide superior workplace and living environments for employees, participants, and visitors through creative, efficient, and service-oriented operations. In this role, the Senior Director is tasked with financial oversight, contract and lease management, and ensuring compliance with regulatory standards. They lead strategic planning initiatives, manage vendor relations, and oversee the functionality, safety, and efficiency of all facilities. The position also includes directing maintenance functions, overseeing kitchen and fleet operations, and collaborating with various agency teams to align with LA Family Housing's values. The Senior Director fosters a positive workplace culture, supervises FMO leadership, and manages the FMO budget while supporting strategic initiatives across the organization. The Senior Director will manage staff by directing, overseeing, and coaching Directors of Facilities, Maintenance, and Operations, guiding them in daily operations, developing annual work plans, and managing budgets. They will also be responsible for managing custodial, maintenance, and multi-site operations, ensuring quality and compliance with standards, and maintaining positive team morale. The role requires a strong commitment to high service standards and quality, with the ability to manage projects safely in large facilities, and a proven track record in developing and implementing operational and maintenance policies and procedures.

Responsibilities

  • Direct, oversee, and coach Directors of Facilities, Maintenance, and Operations.
  • Guide daily operations, develop annual work plans, and manage budgets.
  • Manage custodial, maintenance, and multi-site operations by planning, scheduling, and prioritizing projects.
  • Inspect and evaluate work to ensure quality and compliance with standards.
  • Select, motivate, and mentor staff, conducting performance evaluations and providing necessary training.
  • Manage outsourced work and vendor relationships to ensure satisfactory performance.
  • Develop and implement goals, policies, and procedures; inspect work, evaluate results, and estimate project time and materials.
  • Oversee and manage all lease agreements and contracts related to facilities and maintenance.
  • Ensure compliance with contractual terms, budget constraints, and legal requirements.
  • Develop and manage an electronic system for tracking and managing work orders.
  • Oversee kitchen services across select facilities, ensuring adherence to health and safety regulations.
  • Manage all phases of capital projects from start to finish, ensuring alignment with organizational goals and efficient completion.
  • Conduct regular inspections of facilities to ensure compliance with federal, state, and local regulations.
  • Establish and maintain relationships with vendors for the procurement of supplies and services.

Requirements

  • Bachelor's degree in business, facility, or construction management, engineering, architecture, Business Administration or related field.
  • Minimum of ten (10) years' experience in project management and/or facility operations.
  • Minimum of seven (7) to ten (10) years' progressive management experience.
  • Extensive experience managing large facility portfolios and coordinating supervisors across various operations and locations.
  • Strong knowledge of health and safety laws, maintenance methods, building codes, and regulations.
  • Expertise in building systems, including mechanical, electrical, and HVAC systems.
