About the position

Overall project authority and responsibility as Owner's representative for gaming & hospitality properties in Las Vegas, Nevada, including but not limited to estimates, budgets, schedules, contracts, job cost reporting, etc. Displays high standards of ethical conduct. Exhibits honesty and integrity. Must be tactful and resourceful when dealing with consultants, contractors, properties, and fellow Team Members. Preparation of project budgets, including estimates for design, construction, FF&E, and softs construction costs. Includes ability to review & evaluate budgets from third party entities. Preparation and monitoring of construction schedules from conceptual bar-chart through CPM formats. Ability to evaluate CPM schedules, field progress, and direct third parties (architects, contractors, subs, and casino operations) as needed to achieve schedule goals. Lead Owner/Architect/Contractor (OAC) meetings as Owner's representative. Must have ability to evaluate design & construction issues, make timely decisions, and manage budgets, schedules and quality control. Preparation of Requests for Proposals (RFP) for architects, consultants, contractors, and other third party bid needs. Preparation of Contracts for architects, consultants, contractors, and other third parties; as well as managing change orders for same. Review & critique plans and specifications through various design and construction phases to ensure constructability and compliance with Owner's schedules, budgets and design intent. Preparation of Owner-directed Requests for Project Change (RPC). Tracking and monitoring of project change requests. Preparation of Capital Expenditure Requests (CER) for property/project specific requests. Monitor construction activities to ensure implementation of Quality Control initiatives and corporate standards in the construction operations. Preparation of project Monthly Reports, including Commitment Reports, Contract Status Logs, Schedule/Milestone Reports, Request for Project Change (RPC) Logs, Cash Flow Reports, Hot Lists. Review and monitor as-built documents to ensure that plans and specifications reflect as-built conditions. Review and approve General Contractor Progress and Final Pay Applications.

Requirements

  • A BS/BA degree in Construction Management or equivalent preferred.
  • Minimum five (5) years required with basic knowledge of construction, design, finance and management.
  • Understanding of industry practices, systems, processes and activities.
  • Proficient in use of computers and industry related software; including project management software such as Prolog or Expedition and scheduling software such as SureTrak or Primavera Project Planner.
  • Working relationships with and knowledge of Las Vegas architects, designers, and contractors.
