About the position

The Construction Superintendent for Multifamily Renovation/Redevelopment at Fairfield Residential is responsible for overseeing multiple renovation projects across various properties. This role involves managing subcontractor trades, coordinating schedules, ensuring quality control, and assisting the Project Manager throughout the project lifecycle from due diligence to project completion. The superintendent plays a crucial role in maintaining safety standards and compliance with regulations while delivering exceptional living spaces in the multifamily housing sector.

Responsibilities

• Assist Project Manager with due diligence preparation and contractor lists.
• Support the Project Manager during due diligence procedures on-site.
• Help develop action plans for interior renovation mock-up units and clubhouse renovations prior to closing.
• Assist in creating the interiors specification book and preparing for kickoff meetings.
• Initiate bid scopes of work and draft contract scopes/requests.
• Coordinate pre-construction meetings with contractors before major construction starts.
• Complete interior renovation mock-up units within 30 days of closing.
• Conduct pre-walk inspections of prospective renovation units before construction starts.
• Manage unit renovation schedules and quality control, including punch lists and turn-backs to Property Management.
• Maintain job site safety and conduct required safety training with contractors.
• Implement time management procedures and monitor project commitments.

Requirements

• High School Diploma or GED required.
• At least 5 years of experience in multifamily renovation and large capital projects.
• CPR Certification preferred.
• First Aid Certification preferred.
• OSHA Certifications preferred.
